With Erwin Property Managament clients are always pleased to find that other than the 8% monthly management fee and unlike most other management companies, I don’t add any additional Service Charges, there's no Setup Fee and nothing is hidden.
Once you decide to work with me I hit the ground running:
As your agent I immediately start marketing your home with online ads and signage and I answer all phone calls, and emails. I personally conduct all showings, background checks, and move-in of new tenant, which is an outstanding value, as you don't pay anything until I rent your home, and then it's a simple 8% for full management.
As my client you shouldn't have to do anything other than check your bank account to make sure the direct deposit is there by the 10th. of each month and I do the rest.
Owners may choose to perform maintenance themselves using their own vendors in which case I will coordinate communications between tenant and vendor at No Charge. If owner elects to have me contract directly with vendors there is no markup and all invoices will be posted for viewing on the Owner’s Online Statement which is accessible 24/7.
