ONE-TIME RENTAL PLACEMENT SERVICE

If you prefer to handle the day-to-day management of your property yourself but you do not have the time or availability to market and show vacancies on a moment’s notice, nor the expertise in choosing a new tenant, this is the right program for you. Select Homes Property Management will handle any or all of the following:

  • Advertise and market vacant unit(s) and execute lease agreement
  • Thorough tenant screening including credit check
  • Recommend required maintenance with move-in inspection of the property
  • Collect 1st months rent and security deposit up front

We then turn the funds and original documents over to you so you can handle the day-to-day management of the property. Our placement fee for this service is 5% of the lease term’s gross rent.

Pricing Packages

Select Homes Property Management specializes in catering to the needs of property owners.
Most management fees are a percentage of the property’s gross collectible income but, because numerous variables affect the profit potential for the management of the property, there is no absolute formula for the computation of management fees. Therefore, our rates can be flexible depending on management risk and the local market.

Option 1 - New Owner Special!

  • Flat management fee of $115 per month
  • 5% of the first year's rent to list & market the property and screen & secure tenants
  • All marketing and advertising of the property is included - no additional fees!

Option 2 - One-time Rental Placement

  • 6% of the first year's rent to list & market the property, screen & secure tenants, execute a lease agreement and collect rent & security deposits
