Our company was created as a property management company from the ground up. We later branched into sales as well. As career property managers our primary focus is on managing your property. This is much better for you than selecting a sales oriented brokerage that also happens to dabble in property management.

No Additiional / Hidden Fees
Our fee is 7% of any rent we actually collect and that’s it! We don’t charge you extra for anything else. No extra fee for finding a new tenant (typically 50%). No extra fees charged for inspection, or markup on maintenance and repairs. A set percentage of the rent collected is all you ever pay.
We Won't Trap You in an Auto-Renewing Contract
Did you know that many management agreements automatically renew on an annual basis if you don’t give advanced notice? We won’t do you like your gym membership does and trap you in an auto-renewing contract. We do ask for a one-year initial commitment, but we want you to stay with us based on merit.
Advanced Rental Market Analysis
We have developed a proprietary system of collecting and analyzing rental market data. There is no central database where other property managers can access this information. Having a deeper understanding of the market enables us to accurately calculate the rental value of your property and to lead the market rather than just following it.
Our Rental Criteria Sets a High Standard
We have very detailed, objective, written rental criteria, and we set the bar high. This both protects you from fair housing claims and results in higher quality tenants. Just read our criteria and then read a few others and you’ll see just how clear the difference is. Many companies have criteria that consists of a small blurb, others have no written criteria at all.
Professional Marketing Photos
While most property managers are still taking marketing photos with cell phones or point-and-shoot cameras, we are using professional equipment and taking much better marketing photos. There is no substitute for a DSLR camera, a good wide-angle lens, and proper lighting. Better marketing photos and a well-written ad help drive interest in your property and reduce vacancy.
Flexible Appointments, Always Accompanied By an Agent
Many property management companies are moving towards self-showing lockboxes to show your property. But there are many risks associated with that, and the increased risk should really require more disclosure and your opt-in. Lots can go wrong with allowing access without an agent present. We always show your property in-person. We’re also not a Mon-Fri 9am-5pm operation. We work hard to get your property rented and offer flexible appointment times.
Locks Re-keyed Between Tenants Free of Charge
Most of the time landlords and even property managers skip out on re-keying the locks between tenants. Key control is something that should be taken far more seriously in our industry. Landlord and tenant alike should not have to worry about who else might still have keys to the property. We understand that landlords don’t want to pay a locksmith every time, so we learned to do this on our own, and its included in our service at no additional charge.
In-Depth Tenant Screening
Careful tenant screening can easily make the difference between a smooth experience and an absolute nightmare - between staying in budget and taking a huge loss. We pull credit reports, eviction reports, and criminal reports. We dig deep to make sure we aren’t missing any potential red flags. References are required from previous landlords. Many property managers skip right over this step, but without speaking to their prior landlords how much do you really know about the tenants? If we can’t verify rental history we don’t rent.
Hundreds of Move In Photos
It’s important for landlords to protect themselves from bogus security deposit disputes. Any deductions should obviously be fair, accurate, and in full compliance with the law, but you should also not be afraid to make proper deductions or feel bullied into letting tenants get away with damages. By exhaustively photographing the property at move-in we can be confident that the refund is being handled fairly, and that we have the evidence we need to prove it in a court room if necessary.
