Rent collection

Collecting rent on time every time is essential to providing superior service to our clients. SCPM has implemented the most cutting edge technology providing tenants with a variety of ways to pay rent. With our online portal, residents can log in day or night to make a rent payment using their checking account (E-Check) or their credit/debit card.

  • On line payments can be made through the portal to make a one -time payment or set up a recurring payment each month
  • Tenants can pay by E-Check or by credit card
  • Electronic cash payment can be made at any 7-Eleven convenience store or ACE Cash Express.

Tenant screening process

Our comprehensive screening process ensures tenants are carefully selected, rents are collected on time and that our client's properties will be taken care of properly. We are extremely confident in the thoroughness of our screening process and guarantee all tenants are placed for a minimum of one year. We utilize an 7 step screening process on all applicants over the age of 18 which consists of:

    • Debt to income ratio analysis
    • Employment verification
    • Income verification
    • Rental history verification

    • Criminal background check
    All documents are presented to our clients for final approval.

Maintenance

SCPM is on call 24/7 to handle all maintenance calls and emergencies. Due to the high volume of properties we manage and the relationships we have built with selected vendors, we have negotiated pricing discounts which are passed directly to our clients. Our property managers are trained to troubleshoot maintenance issues before dispatching a vendor. Furthermore, if it is discovered the cause of the maintenance call was due to tenant negligence, we will invoice the tenant for reimbursement.

Inspections

Property inspections are crucial to ensure we provide superior service while looking out for our clients best financial interest. We perform 3 different types of property inspections (Move in, Semi Annual and Move out) to document the condition of the property throughout the tenancy. Each inspection is a detailed report consisting of photos and a written document recording the condition of the property. These inspections provide comfort to our clients knowing their home is being maintained and the tenants are being held accountable.

Rental Analysis

SCPM works closely with our clients to ensure we maximize the rent that can be charged on each rental property. We provide a comprehensive Rental Analysis Report which analyzes the size of the home, amenities the property has to offer, year built, neighborhood and other comparable properties that have recently rented or are active on the market.
