Undoubtedly you’ve looked around this site and clicked on a few of these companies and seen how they all seem to offer “top notch service” and are “results driven” with “superior” this or that. Makes you wonder do they write copy for a living or manage property?
Lets get real; if you’re looking for a management company it’s because some part of managing your rental is not so appealing to you:

Title One Management was founded by a group of investors with large rental portfolios who were completely NOT impressed with the managers they had hired. They were all supposed to be “experts” and eliminate our headaches but none ever delivered.We were all tired of high vacancies, too many repairs and chasing deadbeat tenants who wouldn’t pay.
Totally fed up we combined our “wish lists” of how we wanted it to be and today, Title One Management stands to provide that service in a way that we couldn't achieve elsewhere.

What we Do: When I was shopping for a manager I wanted “the whole enchilada.” Someone who could advertise and take the calls, get (and keep) good tenants who would pay, make sure nobody wrecked my place and fix stuff when it broke, Oh yeah, I needed all that done for cheap!
Marketing and Screening: The days of running an ad in the paper are totally “old-school” in today's world! 85% of people looking to rent are doing so online! Our web advertising and syndication across dozens of online sites reaches rental and lease purchase prospects down the street or around the world.
We market your property to literally millions of people across the nation. After we’ve found them they go through a rigorous background and screening process that's designed to give you a stable, quality tenant. Credit, criminal, and background checks along with rental history, employment verification, sex offender/terror watch list databases help weed out the “undesirables” and eliminate the deadbeats.
Management and Inspection: Finding a renter is just the beginning of a good landlord / tenant relationship. An iron-clad lease coupled with a fair but firm management style and followed up with regular property inspections ensures your new tenant is towing the line and doing the right thing. No more worries about how they are treating your valuable investment.
Reporting and Analysis: We know “Going Green” is the big thing right now but honestly we just hate buying paper! Everything at Title One is 100% automated and streamlined through state of the art web based software. We don’t mail checks and there are no printed statements. Owners, Residents and Vendors all have a customized online portal that provides 24/7 access to up-to-the minute reports, scanned documents, maintenance requests, paying rent, depositing money to your account, and even the ability to communicate with our staff. We process owner payouts not once but twice a month via ACH direct to your bank account so you’ll never hear “the checks in the mail” again.
Maintenance and Repairs: Let’s face it; everything breaks at some point. The problem is none of us wants to get screwed when it comes time to fix it! Over the last 17 years Title One has cultivated the most experienced, trustworthy and affordable maintenance teams out there. These guys can handle anything from a leaky toilet to a complete house rebuild AND they do it for a wholesale price (or they answer to me!)
Management Fees
I was always getting “fee’d” to death by my manager; almost like I had an attorney on retainer or something! Copy fee, property visit fee, statement fee, check fee, you get the picture... I didn't expect them to work for free but I at least wanted to know what I was getting into!
Here are the highlights:
Leasing Fee: Title One charges a fee equal to one (1) months rent to fill a vacant property and we’ll even guarantee the tenant!
Management Fee: No fine print* or hidden fees: Title One charges a flat 8.0 % of the gross collected rents each month. Plain and simple.
*Fine Print: Wait! you said no fine print! Well, this is more of a “disclaimer” because some guy out there is gonna want me to babysit his niece or walk his dog just because I manage his house! We strive to keep it simple in everything we do but there is a limit to what that 8.0 % buys you. We’re not going to forward your mail or be your private concierge or anything without getting paid for it. I’m sure you’re not “that guy” but if you have questions talk to one of our management reps because they have all the answers. Our goal is for you to be 100% satisfied so if there’s something you don’t like; ask and maybe we can fix it. :-)
