- Advertising vacancies in all available outlets including but not limited to online, any websites, newspapers and other relative agencies that specialize in the advertising of leasing/renting of homes, apartment units, and commercial space upon notification of intention to vacate premises is received from current tenants
- Coordinate and schedule open houses, showings and walk-throughs with prospective tenants for all vacant, or soon to be vacant properties
- Conduct all tenancy/leasing negotiations, as well as the drafting, preparation, finalization and obtaining signatures on leases, rental agreements or other documentation necessary to secure all tenancy leases/agreements.
- Comprehensive tenant screening including credit reports, criminal background checks, income and employment verification, reference checks and/or other information/documentation to assist in determining tenant eligibility.
- General accounting and bookkeeping including collection of rent, condo fees, water/sewer charges, taxes and other tenant related charges.
- Preparation of monthly reports, budget analysis and financial statements are provided to clients. All of our property management specialists meet with our clients periodically in order to review reports, check the status of all current matters and to address overall questions or concerns.
- Maintenance staff available 24-hours a day to address maintenance requests/repairs and emergency service calls including heating and air conditioning units, boilers, hot water heaters and other related equipment located on the property .
- Plowing, snow removal, landscaping, lawn care and maintenance.
- Available online tenant services. Current tenants can set-up a username and password to log into their account to view account balance and payment history, make rent payments or other related fees, download and obtain forms, submit maintenance and/or service requests and other services. We make the rental process easy as both prospective and current tenants can visit our website to access tenant application forms, resident services, maintenance requests and other helpful documents in our self-help section.
