Property Management Services

Innovative Property Management Services are as follows:

Marketing

  • Market Rent Analysis – Opinion of the Market Rental Rate for your property
  • Excellent marketing exposure through-out the Triad
  • Email and Mailings to all Major Real Estate companies through-out the Triad
  • Email listing of properties provided to Real Estate Companies Relocation department which work closely with Major Employers in the Triad
  • Color Flyers at property (optional)
  • “For Rent” sign posted at property
  • Classified Advertising in local newspapers (optional)

Online Application Approval Process – checking rental references from current and previous landlords, personal references, pet references (if owner allows pets), credit history & score, employment income verification, criminal record & court records for each tenant planning to occupy the home.

  • Collect Security Deposit under NC Residential Security Deposit Act
  • Move In and Move Out Process
  • Collection of Rent
  • Rent is due on the 1st of each month
  • After the 5th a Late Notice is sent adding the late fee ($15.00 or 5% of rental rate – whichever is larger)

Detailed Monthly Accounting - Statement as well as 1099 at year ending

Property Maintenance – My company maintains relationships with various licensed contractors who provide property maintenance services. If the property owner chooses for my company to handle the coordination and supervision of these services, there is a 10% fee added to the services. We have negotiated very reasonable rates with our contractors to ensure the property owner is getting the best service for the best price.

Property Management Fees

Management Fee: Pricing is based on a percentage of the rents. The fee is 10% of rents collected.

Eviction Process: While the application process is very thorough, rent collection challenges will always be a part of Property Management. In the event of eviction, the charges are as follows: (these charges are charged to the client but then charges back to the tenant for reimbursement. If the tenant owes money, it will be filed with the credit bureau.

  • $55.00 to file a Complaint for Summary Ejectment
  • $55.00 to attend court and file for the Execution of a Writ for Summary Ejection
  • $120.00 to handle a Lock Out
