• Building Maintenance and Walkthroughs - We will make sure your properties are checked frequently to ensure your tenants are taking care of your properties and that they are not overlooking any potential defects at the home.
• Marketing - Our marketing strategies will keep your occupancy and tenant retention rates high. We utilize many outlets to advertise your properties, including a showcase listing on Realtor.com and subsequent listings on its distribution network as well as many more non-MLS websites! We also represent many leasers in locating properties so we have a pipeline of renters looking for homes.
• Vendor Negotiations and Discounts - Let us find the reputable vendors you need to make sure your operation runs smoothly. We work with a large number of wholesalers and contractors to insure that you receive the best pricing and service in a timely fashion.
• Online Interface For Management Statements, Reports, and Tax Documents - You will have a log on for our website to view all details about your property, including copies of all agreement and documents, invoices, payment history, tenant issues, etc. for each property you have under a management with us so that you know exactly what is going on with your tenants and homes at all times.
• Customizable Management - We offer different levels of management involvement where you control all aspects of the listing and leasing of your properties to non-involvement where all you do is sit back and receive your monthly rent checks. All options are available to all landlords - and there are no premiums for "full service".
• Direct Deposited Rent - All rental monies will be deposited directly into your account monthly without having to wait for mailings or statements.
• 24 Hour Availability - Our staff is available 24 hours a day for emergencies and repair requests both via phone and our website. We have a contractor on staff able to make repairs day or night without the outrageous fees most companies charge.
