Serices and Fees:
A) Inspect your property and note all deferred maintenance issues, ranking them as 1) In Immediate Need of Attention, 2) will need attention within one year, 3) Does not need attention but is noteworthy.
B) Take as many photos as needed to insure that at the end of a tenancy, there can be little debate as to what existed and/or is normal wear and tear, and what was damaged. Usually this is about 100 photos, and they are given a unique URL everyone has access to them
C) We place a prominent “For Lease” sign and Realtor Only lockbox on property.
D) You advise us as to smoking and or whether you wish to have pets residing at your home.
E) Place your home in the MLS system (50,000 realtors will see it), and then on 6 additional web sites all syndicated that “Push” your home into other websites. Your home ends up on over 300 websites from which we field Tenant Inquires.
F) Tenants send us applications and then we check the following 8 things: Credit, verify previous five years of Rental History, Verify Current Employment, National Criminal Search, National Sexual Predator Search, National Eviction Search, Verify Legal Alien Status, and do a Homeland Security Check.
G) We prepare the lease, usually for a 1 year tenancy
H) Collect and safeguard a security deposit in a Trust Fund set up just for Security Deposits, collect any other fees or deposits and the first month’s rent
I) Distribute Keys, (Door, Mailbox, Pool), and garage door openers and any other pertinent supplies.
J) Arrange and oversee any repairs needed during the year
K) Collect Rents on a timely manner.
L) Pay city rental taxes where required. Most cities in the Phoenix Valley have a rental tax. This is paid by the tenant.
M) Do a Direct Deposit into your bank account and mail or email you a monthly statement
N) Provide you with a 1099 at the end of the year with and end of year statement.
We DO NOT “Nickel and dime you to death”.
FEES:
We basically have three fees:
1) Covers numbers items above A-E
2) A monthly management Fee as a percent of the rent
3) A Lease Up Fee for each new tenant
