Low Fees and no Junk Fees:
Management fees are $85 per month for each single-family home, townhouse or condo and 7% of gross rents for multi-family properties. You pay $0 when a home is vacant or rent is not collected.
Our leasing fee is a flat fee of $295 and is charged only when your home is vacant, and we need to find, screen, and place a new tenant.
Other fees: None. We do not have sign up fees, lease renewal fees, 1099 fees, inspection fees, reporting fees or many of the other fees our competitors charge.
We believe our leasing process is second to none. Not only is our flat fee leasing of $295 one of the lowest leasing fees available, our proprietary tenant screening process and huge tenant network ensures we find you the best possible tenants. We also DO NOT charge applicants up front application fees giving us a significant competitive advantage over other available rentals. Our average time to find a tenant is just under 14 days and our average tenancy including lease renewals is just over 3 years.
Owner Friendly Agreement:
Our management agreement can be canceled at any time WITHOUT penalties. This is highly unique in our industry which affords our clients the flexibility to make the most appropriate personal choices without being stuck in a long term contract.
We do not schedule any maintenance for any property without the authorization of the owner. This ensures there are no surprises when you receive your monthly direct deposit and reports. Many managers will complete repairs up to a certain limit without your approval. We do not do this and will instead handle maintenance according to the preferences of each client.
We offer more guarantees than anyone. These include our service quality guarantee, our money back guarantee, our tenant placement guarantee, no hidden fee guarantee and our leasing time guarantee. We strongly believe in our ability to deliver the most consistent and highest quality property management services and we stand behind our work.
