Advertising

Our homes are rented quickly due to the extensive marketing plan we have for each property.  In today's market everything is done online and that is our focus with advertising your property. Arizona is one of the fastest growing states. Online advertising is the best way to reach these potential tenants.  In addition to online advertising, we have signs posted on the property and surrounding areas, we work with the hiring and relocation departments of major employers in the area, colleges, etc.  You also have the option of listing your rental on the Multiple Listing Service, which makes it accessible to all Arizona real estate agents. We market your property on every avenue available in order to get your home rented first and fast.

Tenant Screening

We take care of showing your home, getting completed applications and conducting an extensive screening of the applicant. Including Credit Check, Eviction and Criminal background check, Rental History and Employment verification.  We present all our screening information to the owner for a final decision. We make sure all the legal documents (lease, addendum's, move in packet, etc.) are signed and monies owed are received prior to releasing keys and possession.

Accounting

We utilize a state of the art accounting system to track your investment property. This system maintains all current and outstanding charges for tenants, maintenance history and expenses, and provides detailed accounting. Month and YTD reports are available online 24/7, as well as vendor invoices, lease docs and mgmt agreements. In addition, the annual 1099 tax forms are mailed out for your tax preparation.

Rent Collection

We process rent efficiently, and in most cases can guarantee it to the owner by the 15th of the month. In the event that a tenant does not pay on time, our legal actions to collect rent or evict the tenant will proceed promptly and accurately. In cases where additional legal knowledge or representation is necessary, we have attorneys available 24 hours a day who specialize in the area of landlord / tenant law, evictions and collections

Maintenance

Protection and upkeep of your investment is of paramount importance to maintaining property value and happy tenants. We have access to an excellent pool of handymen and other professional service personnel. We receive NONE of our revenue from vendors or repair billings. A reserve fund of $300 is maintained in the account at all times; any repair over $200 will require owner’s prior approval. Emergency maintenance calls are handled on a 24/7 in order to ensure the safety and well being of the property and the tenant.

Inspection

The number one form of protection is inspections during the term of the lease.  The second is actually doing them.  We conduct monthly drive-by's of your property for any issues that present a red flag.  Aside from the monthly drive-by's, we perform routine interior inspections of each property and furnish a report with pictures to each owner.

Fees

We charge a small startup fee to begin advertising your home for rent and to set up your account.  We do not charge while the property is vacant and we do not charge a leasing commission when you approve your tenant. Once your tenant moves in, we charge a monthly management fee of a small percentage of the rent.

WE HAVE NO REQUIRED CONTRACT TERM.

If you're not happy, cancel.  All we require is a written 30 day notice of cancellation.
