Texas Property Management Group, LLC was formed in 2004 in Dallas Texas, TXPMG is a relative young, innovative, Property Management Company that puts its clients first. We pride ourselves with operating with highest ethics and integrity. We own and manage a large portfolio of Commercial, Single Family Homes, Condos, Duplexes, Triplexes, Townhomes, Apartment Complexes and New Building Projects through-out the Texas Market. As a full-service Property Management Company, we offer tenant placement, credit screening, maintenance, property inspections, collections, evictions and monthly financial reporting. We can even assist you in New Builds, Rehabs, to buying and selling and liquidating your real-estate assets.

Tenant Screening
Placement / Tenant Credit Screening with advertising continually running, we take numerous calls daily to keep units fully rented. We require each potential tenant to complete an application, and then follow up to verify their employment, rental history, Current mode of Living, credit & criminal history. This helps assure that your property will have the best tenant possible.
Maintenance
To save you money, we use our own contractors to provide quality and timely maintenance for your property. Therefore, you don't have to pay the exorbitant rates charged by others; nor does your property have to wait until they can work it into their schedule. This can save you hundreds of dollars per year.
We also provide yard care and spring cleaning. And we even provide 24 hour emergency service seven days a week.
Inspections
Each quarter, we make a thorough inspection of your property, both inside and outside. This helps us insure your property is being properly cared for.
Evictions / Collections
If rents are not paid by the 3rd of the month, we begin the processes necessary to collect rents or evict tenants.
Accounting
Each month you receive a financial statement showing monies collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, property rental histories, tax information to your accountant, and a host of other reports with the touch of a button.
MONTHLY DUTIES
- We collect monthly rent on the 1st of the month from the tenant. Rent is considered late on the 3rd. We direct deposit Owner's check, minus our management fees, minus any maintenance or repair expenses, by the 10th of each month. We will mail the Owner's Report with a detailed statement of your account, including receipts for maintenance.
- Handle all maintenance and repairs of the rental property.
- When necessary, collect overdue rent, and file evictions that may be involved with the property.
- Advertise and Show vacancies.
- Establish preset spending limit on minor and emergency repairs without constant approval from the owner.
- Advertise your property with a professional "For Lease" yard sign.
- Advertise on four major rental websites.
- Uniform system of repairs, paint colors, carpeting/tile, and appliances.
- Direct Deposit for Owner's.
- Online Rent Payment for Tenants.
- Maintain each property's records and send out monthly and annual P&L statements with receipts.
- In-House maintenance staff for minor repairs & Sub-Contract major repairs.

OUR RATES
- Our rates are competitive, starting as low as 8% to 12% of monthly collected rent for occupied properties. Rates are determined based on property type and length of Management Agreement. WE DO NOT CHARGE ANY MONTHLY FEES FOR VACANT PROPERTIES. WE DON'T COLLECT ANY MONIES UNTIL YOUR PROPERTY IS LEASED OR SOLD!
- We charge a half months (1/2) rent to lease a new property. There is a $100 renewal fee upon each renewal of lease.
- There is a $150 non-refundable deposit on new management agreements, (for vacant property's only), to cover start up costs for your rental property. These fees cover the first month expenses, management fees, advertising, postage, mileage, credit reports and incidentals.
