My name is Scott Schuhwerk, I am the President of Vienna Property Management, I pride myself on our companies reputation in our community, our positive reviews online and professional affiliations and designations in our industry.   I take customer service and communication very seriously and I am dedicated to taking care of your home, maximizing your cash flow and treating your property as if it was my own.

Services we provide:

  • Rate Analysis - Determine the correct rental price for your property that is inline with other rental comps using our info tracker program.
  • Marketing- From color photos, virtual tours, professional signage and online marketing we have you covered!  We market on 55 websites, daily classified advertising, pay per click and social media, we make sure your property stands out and get lots of attention.
  • Showings - We schedule showings 7 days a week.
  • Comprehensive Screening -  All adult tenants are screened for credit, background check, housing history, income, employment history, criminal report and debt to income ratios
  • Legal Contracts - A comprehensive lease agreement is prepared for each tenancy. Our leases are drafted by California Association of Realtors (CAR) attorneys with extensive experience in Landlord Tenant Law.
  • Property Condition Report: A detailed Move-In Condition Report is prepared for the Tenant to sign prior to possession being granted.
  • Rent Collection: Tenants pay rent directly to our office, 98% of which pay rent online on our website via their online tenant portal on an automatic epay.  Rents are due on the first and considered late after the 5th, at which time late fees are assessed.
  • Record Keeping: Full accounting records are maintained for all properties. Owners receive detailed monthly statements as well as end of the year statements. Monthly financial disbursements are made to property owners either by check or direct deposit.
  • Maintenance Requests: Vienna Property Management handles all maintenance requests. We coordinate with the tenants and vendors to ensure the repair is taken care of quickly and properly. We are available 24hrs a day to handle any emergencies that require immediate attention.
  • Maintenance Reviews and Scheduled Walkthroughs: We handle semi annual scheduled walkthroughs per lease period. We can then ensure that the lease terms are not being violated and assess any repairs that may need to be made.
  • Lease Enforcement: Terms of the Lease are enforced in a fair and professional manner. In the unlikely event that an eviction must be preformed, we will handle this process for you as efficiently as possible with a three day pay or quit and referr to a local attorney if needed.
  • Lease Renewals: Prior to Leases expiring, we contact you to review New Lease Terms. Renewal agreements are then negotiated and executed with the Tenants.
