Leonard Barber, our President, has attained a rare accomplishment of diversified expertise in the industry as a Certified Public Accountant (CPA), a Professional Community Association Manager (PCAM), and a Certified Manager of Community Associations (CMCA). This provides our clients with an unmatched resource for consultation and guidance.

Property Management

EPM aggressively pursues and reviews contractor performance to make sure that work is done efficiently and completely.  EPM prides itself in its organizational skills and control over contractor services. Our customer service department is always available to accept service calls, even when the assigned property manager is out of the office. Work orders are tracked through a computerized work order system to carefully monitor service requests and maintenance performed in all areas. We have established an extensive network of communications through the use of pagers, mobile telephones and emergency monitoring systems in order to respond to community service needs.

Financial Services

Under the leadership of our President, EPM has not only implemented a state-of-the-art financial system, but we have utilized the system to produce meaningful operational reports for our clients. This provides our clients with key data to manage the affairs of their communities.  We view our financial management responsibility as a significant one and pride ourselves in the level of controls and expertise available to protect our clients' interests.

Procurement Power

All associations require services and materials to be purchased from a variety of suppliers, contractors and professional consultants. The purchasing of these services requires a high level of knowledge to determine the responsibility of costs and services to be provided and the controls to ensure satisfactory fulfillment of the contract. EPM has this expertise. Over the many years of operation within this industry, and due to the number of communities for which EPM negotiates contracts, services are consistently less expensive than if the association had negotiated individually.
