Here is some information about the services we provide as your Property Management Company.
Pre-tenant inspection reports are a great way to minimize or hopefully eliminate any emergency repairs needed after a tenant is occupying the property. Also, it helps us make sure that the house will show well. Experience tells us that a clean home greatly impacts the potential tenants. It sets a precedent on how the home has been and should continue to be cared for.
A specific marketing plan is then prepared to rent your property as quickly as possible. Weekly meetings take place usually on Mondays, to evaluate feedbacks and see if any changes or suggestions need to be made. If we think that a change needs to be made, we will notify you with our suggestions to rent it quicker.
Once a potential tenant fills out an application, and is willing to place a deposit, we will proceed with our pre-tenant screening. After the thorough checks are done, we will contact you to make the final decision. After all YOU are the boss.
After getting your approval, we will then prepare all documents, including the lease, and schedule an appointment with the tenant to go over all the documents, as well as their responsibilities.
We also do inspections every 6 month inside the home to make sure that they are caring for the home. A report will be forwarded to you so that you have that peace of mind that your home is being cared for.

- Schedule any services/repairs needed and get the property Tenant Ready.
- Prepare Marketing Plan for your property.
- Make appointments with potential tenants to show property.
- Process Potential Tenant application.
- Once application has been processed, get Move-in Authorization Form signed by owner.
- Collect Deposit from Potential Tenant.
- Prepare all documents needed to be signed by owner and tenant.
- Schedule appointment with tenant to go through the paperwork.
- Schedule move-in date and walkthrough with tenant.
- Move in inspection report accompanied with pictures and serial numbers from the appliances.
- Collect Monthly payments from tenants.
- Prepare owner draws and statement for owners.
- Deal directly with the tenant for any service call/repair.
- Keep owner informed about any issues and get approval from owner prior to do any repair over $150 as stated in the contract.
- Schedule repairs with tenant and send email to owner with picture after completion.
- Post 3 day notices when needed.
- Schedule a bi-annual inspection on your property.
- Schedule move-out date and do move-out inspection report accompanied with pictures and matching serial numbers from the appliances.
