Property Management Rates and Services
Cost of our Management Service
Our management fees are based upon a percentage of rents collected each month.
- 9% management for single family homes of the rents collected.
- 8% management for Multi-family units including duplexes, tri-plexes for the rents collected.
- 7% management for 5 or more units including apartment complexes!
We ask that all our clients allow us to hold $150 for repairs that may come up. We will hold this fee back from the first months rent that we collect. We always notify our owners of repairs that need to be done. Typically we will notify owners for any repair needed over $150. If it is simple and myself or my property manager can handle the repair you will only be charged for the parts. This gives us an extra chance to see the inside of homes to be sure they are being taken care of.
We have no hidden fees to our home owners that aren't covered in our outline here. We expect all of our homes we manage to be clean for our tenants. A clean home means a happy tenant and much easier to get rented out quickly! We are happy to assist our clients with getting homes cleaned, painted or even renovated if necessary by getting estimates from different professionals that we trust.
Our fee listed above covers the following services:
- All Advertising for Property
- Craigslist, Available rental list, multiple websites and signage on property
- Complete Tenant Screening
- Credit check, background check, previous rental history, employment verification and identity verification
- Property walk-throughs performed 2 times a year or more if we feel the need
- Maintenance and upkeep of the property as specified in your property maintenance plan
- Service of all notices and evictions
- Notices for late payments on rents
- Notices to comply or vacate
- Preparation, filing and serving of Unlawful Detainer
- Owner and Realtor Walk-through notices
- Monthly Income and Expense Statements with Disbursement check
- Direct Deposit of Rental Earnings.
- Year-End and 1099 Statements for tax purposes.
We are different from other property management companies. We are not the biggest management company or the smallest but we do know who our clients are when they call us on the phone. We feel it is more important to build a close relationship with our clients and offer superior service over being the largest property management company in town.

In addition to Property Management we represent buyers and sellers of homes. We ask that if you are referred to us from a realtor from another company that you use them in the future if you decide to buy or sell a home. Please reference the agent that refers you to us so we can note that in our files. We are committed to being fair and it isn't fair for us to take clients from Realtors that are kind enough to refer you to us for our Property Management Services!
