About the owner: As a long time Las Vegas resident, I started out managing my own rentals in 2011, then worked under another brokerage before starting my own property management company. I love the business, and that's why I do it. I do not do sales. My company focuses strictly on residential property management, in order to provide the best possible service.

What we do:
Effective rent collection - Tenants can pay online or in grocery stores, department stores, check cashers etc. We make payment easy to maximize on time payments. We have 98% on time rent payments.
Maintenance coordination - We use technology to coordinate effectively. Our average repair time is 43 hours after a repair request is made.
Eviction Protection - Our Premium accounts enjoy Free Eviction Protection. In a nutshell, this means we won't charge owners to replace a tenant that we placed, if they must be evicted.
Fast leasing - We don't just throw rental listings on the MLS and wait for tenants to come along. We use a listing syndication service to publish our vacancies on up to 85 websites around the internet, plus social media. Our average leasing time is only 13 days.
Virtual Tours - We use video walk through tours published on YouTube, Facebook and more, to market vacancies.
360 Virtual Tours - Coming in 2019. We have invested in more technology, to publish 360° virtual tours for all of our vacancies.
Tenant screening - In addition to credit checks, we pull national background and eviction checks.
HOA issues - We handle HOA violations quickly. We have never had a violation notice become a fine.
Full month accounting - This eliminates the need for us to hold "reserves", and ensures owners get paid by the first of each month.
Direct Deposit - Owners are paid via Direct Deposit each month.
Owner statements - Complete monthly statements are emailed + saved to the owner portal each month. End of year statements are also provided.
Late rent collection - On the rare times our tenants are late, we have a process of timely notices and reminders to get the rent paid as quickly as possible.
Property checkups - We perform video reports of property condition at each turn. For our Premium accounts, we also use quarterly air filter service as a way to do "spot checks" every 3 months.
Automations - Humans forget things. We have many automated systems to help us avoid missing important dates. Automatic lease renewal reminders, plus so much more.
Landscaping and pool service - We use automated systems to schedule these items automatically, at the intervals needed for each property.
Eviction Service - If needed, we perform complete eviction services including notice posting, court filing, court appearances, lockout with constable. We include a video of the property condition at the time of lockout.
