A couple items that probably require additional details/explanation

·         LEASING GUARANTEE1 – if a tenant vacates prior to the end of the first term of their lease, for ANY reason, we will credit your account at 7% of the leasing fee you originally paid for each remaining month on the existing term of the broken lease.

·         OCCUPANCY GUARANTEE2 – when we initially sign a management agreement with you, that document tells you the rent rate that we find appropriate for the house/area/condition, and details when we plan to adjust that amount in our advertising (and by how much). If you are in agreement with our recommendations on rent amount and our marketing plan for minimizing the vacancy period, then we will guarantee a tenant within 60 days. For each month, or part of a month, that the house remains vacant after 60 days, we will waive a full months’ management fees. Calendar starts when Property is deemed rent-ready (to Agent’s standard) and on the market.

·         EVICTION PROTECTION PLAN3– when Owner is enrolled in Eviction Protection Plan, and the unfortunate occurs requiring eviction filing against the tenant, the Plan will cover the costs for: filing, standard attorney fees, court appearance costs, writ request and execution, and setout costs to fully remove tenant from property. Coverage shall also apply to a second filing against the same tenant within the same year, if necessary; however, tenant shall not be permitted to “pay out” of second eviction action and will be fully removed from property. Plan fees are due in January of each year for each unit owner chooses coverage for. Coverage is not transferrable from one unit/property to another. New management agreements may opt in at a prorated amount based on inception date of management. Owner is not required to enroll in coverage for every unit under management and may cancel coverage at any time with a 30-day written notice. Coverage is not available on inherited leases/tenants or for any non-Chattanooga Property Management lease.

·         PET DAMAGE PROTECTION PLAN4– when Owner is enrolled in Pet Damage Protection Plan, and the unfortunate occurs requiring costly repairs due to pet damage upon tenant vacancy, the Plan will cover the costs up to the selected coverage amount to fully repair pet damage to property. Agent shall set and collect industry-appropriate pet fees from tenant and not be accountable to owner for same. Plan fees are due in January of each year for each unit owner chooses coverage for. Coverage is not transferrable from one unit/property to another. New management agreements may opt in at a prorated amount based on inception date of management. Owner is not required to enroll in coverage for every unit under management and may cancel coverage at any time with a 30-day written notice. Coverage is not available on inherited leases/tenants/pets or for any non-Chattanooga Property Management lease. Unauthorized pets are not covered. Pets must be pre-approved by Chattanooga Property Management and listed on lease.
