Company Description

We are a family owned business incorporated in Idaho in August 2005. We strive to continuously improve our processes and tools in order to provide property owners with the best possible service available. We currently manage multiple HOA's and more than 350 residential doors.

We have seven full time employees including our own internal maintenance handyman plus a part-time accountant. We have licensed real estate agents on staff and an expert knowledge of both the rental and sales market in southwest Idaho, including Boise, Meridian, Eagle, Kuna, Emmett, Star, Middleton, Nampa and Caldwell.

Residential Property Management

  • We provide the most thorough and complete tenant screening process available. We do not spend time in eviction court because we spend our time screening our tenants. This is the most important area of the property management business that will either hurt your investment bottom line and or help it.  We run credit checks, criminal background checks, county criminal background checks, eviction checks, reference checks, income checks and employment checks on each of our tenants.
  • We do not charge set-up fees and we do not have any hidden fees. Our fees are extremely competitive and are commission based as a percent of the collected rents. Check out our fee schedule for more details on our rates.
  • We believe our rates and fees are very fair and competitive for the professional services we provide. Our business is very successful and our growth can be attributed to client referrals and word of mouth. We have no hidden fees or costs:
  • We use the latest technologies available to keep us cost effective and efficient and we pass this savings on to our clients. Tenants can pay rent online, owners receive electronic statements via email, and direct deposit is available to our owners at no additional cost.
  • We have rental agents that will show your home to prospective renters just like a real estate agent would show you a house and or unit you are interested in purchasing.  We do not give out keys to prospective tenants and allow them to enter the property. We are available to show properties to prospective tenants on the busiest days of the week (Saturday and Sunday) when other management companies are closed.
  • We provide detailed accounting and customized reporting of all revenue and expenses related to your property using specialized property management accounting software (Tenant Pro 7).
  • We work closely with Home Owners Associations to ensure CC&R's are followed and landscaping is maintained while the property is vacant or occupied. We visit all of our properties and provide bi-annual inspections when occupied.
  • One of the biggest accomplishments we pride ourselves in is owner communication.  We communicate with our owners over maintenance to be done, marketing of the property, potential vacancies, accounting questions, Current Market Analysis for the selling of homes and or units, or assisting with information about the rest of the market.
  • We send out all rent proceeds by the 6th of the month.
  • We offer full service Property Management that is simply unbeatable! We have an aggressive property marketing campaign, complete record keeping on all property activity, proactive lease negotiation and enforcement, and we are members of NAR, NARPM, and the BBB.

Apartment and Multi-unit Complexes

  • We have turned around other apartment complexes into a cash flow machine. We have been able to fill most of our units within 30 days with an aggressive marketing campaign. We have created a back log of other potential renters that are waiting to move into the units.
  • We are using management software that allows us to:
    1. Send notices, letters, financial reports and much more to our tenants and owners.
    2. Owners to log into our website and look at their monthly statements
    3. Direct Deposit the monthly rent into each owners account
    4. Market the property on over 200 websites
    5. Tenants to log into our website to view tenant ledgers
    6. All information is stored in a off-site server with

      2. Encryption of all sensitive data

    7. Creates Owner Statements, Cash Flow Reports, and Rent Rolls and much more
    8. Allows us to monitor all vacancies with an Auto Daily Reminder
    9. Keep track of upcoming lease expiration dates so we can work on tenant retention.
  • Our rental agents also conduct Pre-lease renewal inspections and Pre-move out inspections of the units to give us the appropriate information we need prior to signing a new lease with a tenant and or a tenant moving out of a property. We conduct semi annual inspections of each unit as well.
  • We have the ability to get the collected rents out to our owners by the 6th business day of the month along with their monthly statements. We can configure each owner and property so that each owner can receive different types of statements.
  • We are licensed Real Estate Agents which gives additional knowledge about the Real Estate Industry is very useful for owners/investors who may want to off load their properties.
