ISM is a full service, turnkey property management company in Northeast Ohio. We also have a full service contracting, rehab and maintenance company, and Trustar Funding, a private, direct real estate lender.

We manage rental houses, multi-family apartment buildings, office buildings, and retail/commercial properties throughout the area. ISM is one of the few companies focusing on the management of single family houses, and two and three family houses as rental income properties. We bring professional management expertise, systems and techniques to these properties. ISM offers clients the benefits of a “big management company”, for even the smallest property.

We offer full service, turnkey management services, including necessary repairs, maintenance, rehabilitation, management of all municipal agencies, elevator, safety systems, HVAC and all other mechanical and building systems.

ISM Management currently manages hundreds of units, including single family homes, two family homes, multi-family apartment properties, and medical / office property.

We manage the tenant relationship 100%. You do not need to have contact with your tenants for any reason.

At ISM, we know that management of the TENANT relationship is key to the property’s success. We offer the following services:    Full service management of all existing tenant relationships.

•     Full service management of all governmental agency relationships – building department, economic development, etc.
•     Eviction or other legal action when necessary

Physical Property Services

Physical Property Services, ISM ManagementISM Management are professional managers of physical property. Our skillset is far reaching, including the following areas of expertise:

• Full service management of the physical property – structure, mechanical systems, fire safety, roof, window systems, etc.
• Staff maintenance technicians available on a regular schedule or as needed for maintenance and repairs.
• Landscape / yard / bed maintenance / Snow removal

Contracting Services

Contracting Services, HVAC, ISM ManagementIn addition to our property management services, ISM Management is a provider of many of the necessary contracting services required to keep a property up to date, including:

• Full service General Contractor and HVAC Contractor – licensed and bonded.
• Available for repairs, rehab, maintenance, improvements, alterations, etc.
• Management and / or procurement of all necessary architectural and engineering services

Accounting Services

Accounting Services, ISM ManagementISM Management knows that the key component to a property's value is having quality, top notch accounting practices in place as part of the management of the facility.  ISM Management provides optional accounting services, including:

• Management of ownership entity – payment of all invoices, mortgages, taxes, insurances, utilities, partnership distributions, etc.
• Preparation of projections, income statements, etc as needed.
• Coordinate with accounting and legal professionals for borrowing, tax, reporting, etc.
• Additional fees may apply depending on the complexity of your situation.
