Our goal is to place tenants who pay on time, respect the property, and stay longer—reducing your turnover, repair costs, and management headaches.

Leasing & Compliance
We prepare lease agreements that follow South Carolina law and protect owner interests. We handle move-in coordination, collect deposits, perform walk-throughs, and ensure required disclosures are completed. We also manage renewals, rent increases, and lease terminations, keeping you compliant and up to date.

Maintenance & Repairs
Our trusted vendor network responds quickly and offers fair pricing. We maintain a repair approval threshold (for example up to $500) so smaller issues don’t sit unresolved. Routine maintenance plus proactive inspections = fewer major issues down the road and happier tenants.

Routine Inspections
We conduct move-in, move-out, and periodic inspections to monitor the condition of your property. This helps us identify problems early, verify tenant care, enforce lease terms (like keeping landscaping and general upkeep in order), and protect the value of your asset.

Accounting & Reporting
You receive full financial transparency: monthly statements, detailed income/expense tracking, an owner portal for anytime access, and year-end tax-ready summaries. We believe owners should always know exactly how their investment is performing.

Eviction & Legal Support
While our screening and management minimize the chance of evictions, when they’re required we manage the process from notice to final resolution in full compliance with South Carolina law. We strive to protect owners from both legal risk and prolonged vacancy periods.

Our pricing is simple, transparent, and designed to align with your success. In addition to the standard monthly management fee, we offer no hidden markups on vendor services, transparent renewals, and clear policies for leasing fees, maintenance coordination, and eviction support.
