Our management scope of work: marketing (all photos videos included) on all major websites ie Zillow, apratments.com MLS, full screening of tenants (Background, credit, income, references), create and sign lease agreements, collect and disburse rental income, find and schedule vendors ( no up charge and we give you all invoices), all communication with tenants, facilitate tenant move in, take note of condition of unit (video evidence of condition) before and after move out by tenant, hold and disburse tenant's deposit, enforce house rules and violations, give monthly owner's statements, recommendations of best rental price for unit or upgrades, coordinate renewals and rent increases, yearly review with owner of property, we also do sales so we can help you buy or sell your properties as well.Enjoy the financial benefits of owning a rental property while letting a professional Property Manager handle all of the work.

How do you screen tenants?

We conduct thorough background, income, credit, and rental history checks to ensure reliable tenants. In addition, we personally interview prospective tenants to better understand who will be living in your property. We also verify employment and contact previous landlords and personal references to confirm a strong rental track record.

How quickly can you rent a vacant property?

With our local market expertise and marketing strategies, we typically fill vacancies within 20 days or sooner

What areas do you manage?

We manage properties across Honolulu but are open to managing in other areas as well. Please ask and we can quickly check if your property will be approved for us to manage.

Do you offer a portal?

Yes, our tenant portal provides real-time access to financials and maintenance updates. It allows the tenants to pay rent right from the app or website. Also, they can access their lease and upload their renters insurance.

Do you require renter's insurance?

Yes, all of our tenants must have renter's insurance within the first month of moving in, or else we place the insurance on them at the tenant's expense.

Is there a cancellation penalty?

Our management agreements may be mutually terminated with just 7 days’ notice and no penalties. We believe in earning our clients’ trust every day, not locking them into long-term contracts. We only want to work with owners who genuinely want to work with us.
