Sunrise Real Estate manages small apartment buildings in Brooklyn, mostly 2 to 12 units. That is our whole business, and we have been at it for 20 years. About 90 buildings are under management today, and most owners stay with us for many years.

Small buildings need hands-on management. They do not need a big corporate firm or its cost structure. Owners usually call us when the building has become time consuming: repair calls, tenants, contractors who do not show up, city inspections and violations piling up.

What we take off your plate

• One point of contact for every tenant issue: repairs, access, complaints and scheduling
• Repairs handled start to finish with our own field crew and trusted contractors
• After-hours emergencies such as leaks and boiler failures, handled by on-call technicians
• HPD, DOB and ECB violations tracked and cleared before they turn into fines
• City compliance deadlines tracked and coordinated: gas inspections, lead paint, facade and parapet
• Quarterly inspections of the roof, common areas, basement mechanicals, facade and sidewalk
• Apartment turnovers and lease renewals, on schedule
• Coordination with your accountant, attorney, insurance agent and bank

Taking over is fast. Most buildings are fully handed over within about a week. We notify the tenants, collect keys and leases, and take the calls from day one. There is no long-term commitment.

Pricing is a flat monthly fee. For most buildings, full management comes to less than one month of one apartment's rent per year.
