Our Leasing Services
Establish Market Rent: We do a thorough investigation to determine current rental value of the property.
Showing: We schedule showings up to seven days a week to ensure that the right tenants see your home quickly.
Marketing: We market your home on over 25 online sources to ensure maximum exposure to potential tenants. We also work with local relocation companies helping them place transferring executives. In addition we are receiving approximately 70-100 phone calls a day from prospective tenants.
Applications and Screening: All applicants are thoroughly screened for credit, employment, rental history, criminal and sex offender record, debt to income, income to rent, and eviction history/unlawful detainer.
Contracts: A comprehensive lease agreement is prepared for each tenancy. Our leases are drafted by Washington attorneys with extensive experience in Landlord Tenant Law.
Property Condition Report: A detailed Move-In Condition Report is prepared for the Tenant to sign prior to possession being granted.
Our Full Property Management Services
Collect Rent: Tenants pay rent directly to our office through ACH direct deposit. Rents are due on the first and considered late after the 5th, at which time late fees are assessed.
Record Keeping: Full accounting records are maintained for all properties. Owners receive detailed monthly statements as well as end of the year statements. Monthly financial disbursements are made to property owners either by check or direct deposit. Owners also have a log in to our cloud based accounting system, giving them access individual account.
Maintenance Requests: SJA handles all maintenance requests. We coordinate with the tenants and vendors to ensure the repair is taken care of quickly and properly. We are available 24hrs a day to handle any emergencies that require immediate attention.
Maintenance Reviews and Scheduled Walkthroughs: We do a minimum of two scheduled walkthroughs per lease period. This ensures that the lease terms are not being violated and we can assess any repairs that may need to be made. Owners receive a 40 point inspection form along with every inspection.
Lease Enforcement: We handle all interactions with the tenant. Terms of the Lease are enforced in a fair and professional manner. We work diligently to make sure our ownerâ€™s best interests are being looked after.
Lease Renewals: Prior to Leases expiring, we contact you to determine if you would like to extend the agreement and if new terms should be negotiated with the tenant. Renewal agreements are then executed with the Tenants.
