Rent Management

  • Setting Rent: We conduct detailed comparative market analyses in order to determine the optimal rent amount for your specific property. 
  • Collecting Rent: We handle all collection efforts and provide our tenants with the best possible tools in order to be able to pay their rent as easily as possible. All our tenants will pay their rent online through our online portal. We also manage the collection of late fees and serving of all proper notices to any tenants that may not pay their rent on time. 
  • Adjusting Rent: We will adjust rent amounts upon lease renewal depending on how the market shifts. 

Managing Tenants

Managing tenants is another of our core responsibilities. We will find and screen prospective tenants, manage daily complaints and maintenance issues and handle tenant move outs and evictions.

  • Finding Tenants: We are responsible for filling vacancies in a timely manner, in order to minimize the cost that a vacancy will incur to you. 
  • Screening Tenants:  Finding quality tenants could be a daunting task. We have a very rigorous screening process that ensures that we rent to the highest possible quality individuals. This includes running credit checks and criminal background checks, which can decrease your chances of tenant turnover. Our focus is to minimize tenant turnover by retaining those tenants that are consistently performing and taking care of your property. 
  • Handling Leases: We are licensed brokers who use the Bar Association approved lease agreements for your specific State. 
  • Handling Complaints/Emergencies: We handle maintenance requests, noise complaints and emergency situations.
  • Handling Move Outs: When a tenant moves out, we are responsible for inspecting the unit, checking for damages and determining what portion of the security deposit will be returned to the tenant. After move out, we are responsible for cleaning the unit, repairing any damages and finding a new tenant.
  • Dealing With EvictionsWhen a tenant does not pay rent or otherwise breaches the terms of a lease, we understand the proper way to file and move forward with an eviction.

Maintenance and Repairs Roles

We will keep your property in safe and habitable condition. We are responsible for the physical management of your property, including regular maintenance and emergency repairs.

  • Property Maintenance: This includes performing preventative property maintenance to keep the property functioning in top condition. For example, we are in charge of, or will hire someone to exterminate, check for leaks, landscape and remove trash. This maintenance aims to keep current tenants happy and attract new tenants.
  • Repairs: We are responsible for the management of any repairs required to your property. We have a large network of reliable plumbers, electricians, carpenters and other contractors.

Knowledge of Landlord-Tenant Law

We have in-depth knowledge of statewide and national laws regarding the proper ways to:

  • Screen a Tenant
  • Handle Security Deposits
  • Terminate a Lease
  • Evict a Tenant
  • Comply With Property Safety Standards

Supervising Responsibilities

  • Other Employees: If there are other employees in the property, such as a concierge or security personnel, we are responsible for managing these them. 
  • Vacant Properties: We are often hired to look after vacant properties to make sure there has been no vandalism and to perform routine maintenance. We would also ensure that any contractor or laborer working on the property, are performing.

Managing the Budget/Maintaining Records

  • Managing Budget: We will ensure that we operate within the set budget for your property.
  • Maintaining Records: We keep thorough records for each property. This includes all income and expenses; list of all inspections, signed leases, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, record of rent collection and insurance costs. Owners will receive a monthly report documenting all income and expenses for the prior month. 

Rent Collection

Everyone is required to pay rent through our property management software online. On the 6th of the month, rent is considered late. The tenant will get a phone call, text, and email every day that the rent is late as well as be charged a daily late fee. Proper screening of tenants cuts down on the number of late payers.

Inspections

We do it quarterly unless we have regularly entered the property for other maintenance issues. Tenants that do not keep properties in good condition are in danger of having their lease canceled.

Enforcement

Our lease is very specific about what the tenants are responsible for and we bill any maintenance item that is their responsibility directly to the tenant, therefore cutting down on maintenance expenses to our owners.
