Our property management company was formed after working with investor clients that were buying and selling properties with us, and complaining about not being able to find a good manager locally that understood their needs and understood how to handle investment properties. After managing a few properties of our own and for a few clients that loved our service, we began getting calls and the business grew from there and hasn't stopped since. We offer our customers the ability to contact us through multiple media sources such as phone, E-mail, text and even a  personalized username and password so that you can login and see a real time view of all activity on your property including monthly statements and maintenance invoices. We are always available to answer any questions or concerns you may have about your properties. We understand that sometimes you have questions or need to get info after 5pm, a majority of our clients are not in our time zone, so it is essential that we make ourselves available for everyone. Contracts

Our management contracts are not intimidating to you. We don't lock you in for a year, 2 years, or 3 years and then charge a penalty if you cancel. You can cancel with a 30 day notice and no strings attached if you decide the service we offer is not to your liking. 

Maintenance

Being a reputable company and not an individual, we have access to wholesale prices on materials and also on appliances, keeping your costs down.
Our full service maintenance crews have been put together after years of managing properties to offer you the best and most efficient service. You can find anyone off the street to do work for a cheap price, but you need someone who knows about investment property repairs and maintenance that can do the work timely while making sure it passes all state and local building codes and housing subsidy inspections.  We handle everything from minor repairs to total rehabs, and offer common area maintenance such as snow plowing and lawn care. Tenants have the ability to request repairs and maintenance through our interactive website, and also our 24hr repair line.

Monthly reports

Everything that happens on your property is recorded and uploaded into our specialized software which integrates into our website that you have 24/hr access to in real time!  Your account is updated in real time with repair and maintenance requests, workorders, invoices, income and expense reports and monthly statements. We can also email anything you may need. We are pack rats when it comes to paper work and numbers, we record and save everything!

Renting units 

All our tenants are pre-screened and qualified, we do not work with any tenants that have had a previous eviction, having a bad tenant is detrimental to the owner and management company. When a unit becomes vacant, or you come to us to fill a vacancy, we first go through the unit and make sure it is in renting condition and will pass all necessary building codes and inspections. Once that is complete we will begin advertising, utilizing all media available to us in order to select the right tenant, this includes free listing on our website along with multiple other listing services online and print. If you prefer section 8 we also advertise with them. If you want yard signs we of course have them as well. After we place a tenant approved by you (you're in the loop for everything) we have a lease signed and collect the deposit. We don't take a fee until a lease is signed and a deposit is collected. 

We are for hire !

Sometimes our clients come to us and they just need our company to rent out some units, coordinate a rehab or maybe just some maintenance work. We offer partial service agreements for whatever you may need us to do.
