Working with many of them, and realizing the poor service of both discount and full service property management companies, the partners of Avenue set out to develop a property management company that could provide customized service and excellent care for the properties and their owners.
We specialize in the management of high income residential property. Executive level homes is what we know best and your home will receive the specialized care and service that a high end home requires.
Monthly Rent Collection - We ensure the timely collection of rent and provide residents multiple payment options including automatic check draft, credit card payments and traditional mailed payments.
Monthly Bill Payments - We pay your monthly property bills including mortgage and utilities.

Reporting - Monthly owner activity statement – This statement provides information including but not limited to rents received, reserve account balance, monthly expenses and fees paid.

Move-Out Coordination - We meet the resident at the property to conduct a move-out inspection, collect keys, and to secure the property.
Prepare the property for lease
We arrange any cleaning or services needed to prepare the property for re-occupancy.
Marketing - We market the property on the MLS, REALTOR dot com and other online real estate web sites. We work closely with Corporate Relocation Companies. The listing will appear on the web sites of Gundaker, Century 21, Remax, Prudential and many more.
Resident/Applicant Screening - We conduct a full tenant screen including: credit check with credit score, criminal background check, sex offender background check, eviction filing search, employment verification, previous landlord verification. We present the information for you to assist in accepting or declining the applicant.
Custom Lease creation/coordination - We create a custom lease designed for your unique property and situation. Once you approve the lease we will coordinate the signatures with your new resident and collect any funds due, including rents and security deposits.
Municipality occupancy inspections and permits - We collaborate with the respective municipality and schedule any necessary municipal inspections. If inspections reveal necessary repairs or modifications, we will coordinate the repairs and arrange for re-inspection. Once compliance is met we will arrange to have tenant secure an occupancy permit.
Insurance Verification - We verify your new resident is properly insured with the appropriate coverage.
Move-In Coordination - We coordinate the move in by meeting your new resident at your property to conduct a move-in inspection and arrange for any key or lock changes.
