We offer high-quality advertising of our listings through extensive marketing on thousands of rental websites, for rent signs, plus MLS Realtors. Our listings have professional wide-angle photos and detailed descriptions. We attract renters both locally and internationally.  If you look online for rentals you will see most companies offer poor quality advertising of their listings, but we have superb marketing which creates hundreds of Tenant enquiries every month to our office that in turn reduces vacancy times and maximizes revenue.

Comprehensive Applications
We process a comprehensive application on every adult applicant... this helps us find good quality Tenants and weed out the “bad ones”.
We run a full credit report & score, check nationwide criminal records, sexual predator and terrorist databases, nationwide eviction history, proof of income, current and past 2 years employment & residency references. A bad Tenant can be a nightmare... a strong application can prevent them from becoming your nightmare!

Attorney-Written Leases
We employ an attorney to individually write each lease, which helps protect you and stipulate pro-landlord lease clauses. These leases are updated to reflect current Florida Landlord/Tenant laws. Our attorney is also on hand to answer any of our legal questions; and their office handles evictions if necessary.

Highly Detailed Inspections
We conduct highly detailed move-in and move-out inspections, in which we take 100-500 photos of the entire property and create a professional report; plus we test all the appliances and show the Tenant how to change the a/c filters, and where the water shut-off valve & breaker box are located. Our detailed inspections help clarify the condition of the property at the time of move-in compared to move-out.

Communications

We handle ALL communications with the Tenant including maintenance, lease violations, rent collections and any other issues. Our office is available during regular hours by phone, email, fax or mail and we have commercial offices in Orlando. After hours we are on call for emergencies. We have a state-of-the-art online software system where Landlords and Tenants can login to view their own statements.

Maintenance
We are available for emergencies and have a Tenant hotline for after-hours calls, and they can also submit maintenance requests online. We have a team of trusted vendors including handymen, plumbers, electricians, landscapers & more. We handle normal routine maintenance of your home, and if major repairs are needed we supply you with all the information and an estimate. We do not accept any kickbacks from our vendors, enabling us to act in the Landlord's best interests at all times.

Timely Deposit of Funds
Your rental funds are electronically deposited into your bank account every month. We take care of the rent collection, bookkeeping, online financial statements, annual tax statement & 1099 filings. We also offer your Tenants a highly popular online payment feature and over 90% of our Tenants now choose to pay online. We hold the security deposit in our reconciled escrow account, and we handle the entire move out, any damage claims, repairs and official process of security deposit refunds per Florida Law.

1. Leasing Fee: 65% of 1st month's rent.
2. Monthly Management Fee: 8 - 10% of rent,
     10%: $1500/month rent or below
     9% : $1500-2500/month rent
     8% : $2500+/month rent
3. Annual renewal of Lease: 25% of one month's rent.
4. Annual walkthrough inspection: $30
