Company Description

At TBM, our core belief is to treat all of our clients, tenants and service vendors with integrity, fairness and respect.  This fundamental position has ensured longevity and success in our positive relations with those we engage with, professionally.  TBM is proud to manage real estate for landlords in five (5) different continents.  Whether a landlord is temporarily relocating or owns investment property that requires professional management, TBM has the expertise to deliver.  Our customized set of standards ensures to facilitate consistency and efficiency for our property owners, tenants and vendors.

TBM’s full-service management fee for any residential property is a low fixed rate.  TBM’s commitment and management fee remains the same regardless of gross rental revenue, size of the unit or location of the property.  We offer an Eviction Protection Plan (EPP) that is an optional additional service; however it helps support dealing with a non-performing and delinquent tenant, which may result in a forceful eviction. 

Our in-house, independent, brokerage affiliate HMI Property handles property leasing for our landlords, including tenant placement, lease drafting and lease renewals.  Landlord reserves the right to engage their own Realtor to lease the property.  TBM has a $65 service repair deductible that can be made the tenant’s responsibility in the Lease. Tenants are responsible for reporting any issues at the property in a timely manner through our online Tenant portal. Our clients (Landlords) are encouraged to use our online Owner Portal for communications with regards to subject property.

For those properties under TBM management, should the landlord find a tenant on their own, TBM can facilitate a tenant credit and background check, upon request.  The cost for this credit review is $45/applicant and is paid, directly, online by the perspective tenant.  Once approved by the landlord, and if desired, HMI Property can prepare a Virginia Real Estate Board approved lease agreement for $375.
