You’ll find right away that our services pay for themselves. In fact, when conducting a thorough plan for your property, we’ll likely find a way to net you more cash than you’d have without us. Just so you know, we don't charge any of those commonly seen junk fees. Plus, you keep all late fees and we don't mark up repairs. In fact, we don't charge anything for our services outside of our monthly management fee.

  • Hi-tech tenant screening: All tenants are thoroughly vetted using defined critera. Plus, criminal history, credit reports, and employment are all verified on every applicant and resident.
  • Great online presence: We advertise your property everywhere imaginable online. This means more applicants and less vacancies. Tenants can easily apply and be approved all online (great for the techie generation).
  • We handle everything: From start to finish, we'll be there. You'll never even have to meet the residents and they'll never need to know who you are.
  • Move-in/Move-out checklists: We'll go through the property with a fine tooth comb and take picture and video documentation so tenants can be held responsible for any messes.
  • We believe photography sells rentals: Just like a home sale, potential residents love to look at pictures of available units. We've got great equipment and we'll take pro-grade pictures of each complex and unit, inside and out. Higher applicant demand = higher rent prices for you.
  • We ACTUALLY do inspections! We perform two drive-bys and two full entry inspections each year to ward off deferred maintenance and any potential tenant infractions.
  • Goodbye to deferred maintenance: Watch your investment grow with better management and preventative maintenance.
  • Maintenance: Let us deal with the hassle of landscape maintenance and snow removal. We'll even handle seasonal items. We get several competitive bids for your review.
  • End the panicked phone calls from residents: We have a tenant hotline number and they can even submit repair requests online with photos included.
  • Happy tenants: We believe happy tenants make for better properties and thus happier owners. We respond quickly to all requests and reward good tenants by not having a bunch of junk fees for them either.
  • Renters insurance: You can opt to require renter's insurance from your tenants. And, good news - we offer renter's insurance through our resident site. It's super easy for them to sign up and just include it in their monthly rent payment.
  • Cleanliness is everything: Studies show that clean digs are second only to price when tenants are choosing their next place. We give each tenant a cleaning list prior to vacancy. If they miss something, we'll still take care of it.
  • Touch up paint: Any time a tenant vacates, we'll take care of the touch up painting (also makes the unit seem cleaner). The unit will be good as new and ready to move right into.
  • Legal access: We keep an attorney on retainer for all legal questions and sticky situations. Plus, they do all our tenant collections when necessary.
  • Online resident payments: Our tenants can easily pay their bill online, plus they can set up reoccuring automatic payments. Late fees are applied automatically as well.
  • Owner portal: Our online portal for owners is the best available! View repair requests and status updates, pictures, signed contracts, unit inspections, account ledgers, and a HUGE report section that is super easy to use and customize to your specific needs.
