We also handle the financial end of owning a property, including:
Collection of monthly rents from tenants, Monthly and Year-end financial statements, Treatment of delinquent tenants, Process all rent-related communications to tenants, including rent increases, past-due fees and 5-Day notices, Full coordination of eviction processes ans Managing security deposits, as regulated by law.
Tenant Placement Services
We utilize our varied resources, skills, and advertising methods to quickly fill our rentals with desirable tenants. Aggressive multi-channel advertisement of vacant units as well as scheduling and showing vacant units to prospective tenants. Background and credit checks of the tenants, and the lease signing process, including collection of a security deposit, turning over keys, and providing a welcome packet to new tenants at move-in inspection, which often includes digital photos of the unit. We navigate all Section 8 (CMHA) requirements at no additional cost when applicable.

Rapid Tenant Placement
With internet advertising constantly running, we take numerous calls daily to maximize the occupancy rate of your property. We require each potential tenant to complete an application. We then follow up to verify employment, rental history, and credit & criminal backgrounds. This helps assure that your property will have some of the best tenants in the marketplace.
To save you time and money, we have our own maintenance staff that provides quality and timely maintenance for your property. Therefore, you don’t have to pay the exorbitant rates charged by others nor does your property have to wait until they can work it into their schedule. This can save you hundreds and perhaps thousands of dollars each year.
Approximately every 120 days, we make a thorough inspection of your property, both inside and outside. This helps us insure your property is being properly cared for.
Evictions / Collections
If rents are not paid by the 6th of the month, we begin the processes necessary to collect those rents or evict the tenants.
Our company is highly automated. Each month you receive a financial statement showing monies collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, property rental histories, tax information for your accountant, and a host of other reports upon request.
