Qualified Tenants

  • Applications required for all adults over 18 years of age that will reside at property
  • Background checks include criminal, eviction, employment, previous landlord, judgment & bankruptcy
  • Minimum credit score of 620
  • Applicants automatically notified when declined or approved, as required by Federal Law


Collection Policy

  • Rent is due on the 1st and late on the 3rd
  • Three-day notice to pay rent or deliver possession posted on the 6th (or as soon as holiday/weekend allows)
  • Complete eviction through our office attorney if needed (at homeowner's expense)


Rent Processing

  • All rent payments processed electronically by ACH allowing us to process homeowner payments quickly
  • Includes disbursement of funds to vendors on a monthly basis as needed (i.e. lawn, pool service, pest control)
  • Online monthly statements provide details of all income & expenses
  • Year-End summary statement for your tax purposes will include & categorize yearly income & expenses
  • Security deposits are held in our non-interest bearing escrow accout, per Florida law


Maintaining Your Property

  • Inspections are conducted prior to each move out/move in with photos and punch list of recommended repairs/maintenance included for your review
  • All inspection photos and records kept on Onedrive with unlimited access
  • Addtional random inspections are available upon written request for a nominal fee
  • A record is maintained by our office of all maintenance conducted at your property
  • Our preferred vendors are licensed and insured, assuring you the highest quality service available
