Thank you for your interest in Clark Properties! We have been in business since 2000 and are very familiar with market trends, tenant services, and laws regarding management of property. Our policies reflect our commitment to insuring the best possible return on your investment.
Our market surveys provide our owners with a working knowledge of market trends. We research rental homes in the surrounding areas in order to establish a price point for marketing your home. All written offers received by our organization during marketing will be presented to you.
At Clark Properties we feel our owners benefit not only from our experience in the industry, but from information regarding prospective tenants as well. We investigate credit, criminal, employment and mortgage/rental history on each candidate and report back to you with information to enable the right decision.
Our Tenant Services Coordinator is available Monday through Friday during office hours to handle requests for maintenance or issues regarding lease violations. After hour emergencies are handled by our on-call staff. The Property Management Department at Clark Properties uses state of the art, North Carolina Real Estate Commission approved software to document all tenant and maintenance concerns. You will be provided with monthly itemized statements. Our Property Managers use only licensed, insured, and reputable vendors to service our properties. These vendors have been retained at discounted rates so as to minimize repair costs to you.
We ask that you carefully review the options as outlined below. Please do not hesitate to ask questions as we want you to be completely informed prior to committing to a particular option.
Option I: Landlord Assistance Service
Your home is advertised in the local Multiple Listing Service, which makes it accessible to over 7000 real estate agents in our area. It will also be listed through Realtor.com, the world’s largest real estate website. In addition to this site it will be syndicated to hundreds of other sites such as Zillow, Trulia, Hot Pads etc that host rental properties. You will not find better coverage with any other company.
Once we receive a rental application for your property, we will provide you with the tenant’s background information. If approved, we will draft the lease, for signatures, collect the security deposit and/or pet deposits where applicable, provide tenants with the information they will need for utilities, and complete a property condition report prior to occupancy. You pay nothing up front and there are no additional fees. We are paid when the tenant moves in by retaining the first full month’s rent. With this service, future rental payments are made directly to the homeowner and the homeowner manages the home. We offer the absolute best market exposure in the area by far.
Option II: Full Service Property Management
This program includes the Landlord Assistance Service as described above and management of your investment home for the duration of the lease. The majority of our landlords prefer this option. We collect rents, handle maintenance calls and lease violations. The lease up fee for this service is 75% of one months rent for leasing the property. Our management fee of 8%, (minimum of $75.00) is deducted from the second month’s rent and each month thereafter for property management. Management begins upon lease commencement.
