Capitol Realty Group, Inc. has served the residential and commercial Real Estate needs of Boston's historic Beacon Hill and Back Bay neighborhoods for the past eighteen years. Capitol manages condominium buildings ranging in size from three to thirty units. The people primarily involved in the management of property are Jeffrey Miller and Ed Araujo.
Jeffrey Miller is the owner of Capitol Realty Group, Inc. and has been managing properties on Beacon Hill and in the Back Bay for twenty years. He also manages properties in the South End and in Cambridge. Jeffrey is committed to caring for smaller condominium buildings in the four to twenty unit range and can often be found in the office seven days a week. He understands and takes very seriously, the need for personal interaction with Trustees and the importance of keeping priorities in line and expectations met.
Ed Araujo joined Capitol Realty Group, Inc. in December 2005 as the Property Manager. Ed is a licensed Massachusetts Real Estate agent and also handles sales and rentals. He has over 10 years of both commercial and residential real estate management experience. Ed's previous positions were as General Manager for the two largest commercial real estate developers at Logan International Airport, Boston, MA. Ed's professionalism is without par and he will work hard with you to insure that your experience with Capitol Realty is both enjoyable and memorable.
The Capitol Realty Group, Inc. property management team believes that hands-on involvement is the key to effective property management. Each of our maintenance programs is tailored to your needs. From the day-to-day custodial tasks such as cleaning hallways or shoveling snow, to the larger issues involving financial reports and legal matters, we operate in the best interest of our clients. We work for many discerning apartment building owners.
Our attention is focused on collections, day-to-day repairs, and the needs of tenants. We provide monthly financial reports; thorough tenant screening; the best rates for insurance and oil heating; and 24-hour on-call maintenance, seven days a week.
Condominium associations require a complex array of financial services involving the collection of monthly fees, special assessments and paying bills. At Capitol Realty Group, Inc. we maintain the annual budget and keep separate accounts by category, be it insurance, maintenance, supplies or repairs. Our monthly financial statements are comprehensive and easy to read. By working closely with the Board members of each association, every decision is the result of collaboration.
For major improvements, we hire and supervise contractors, sub-contractors and service providers. Competitive bids are submitted to the Board for approval. The management of individual condominiums is a service that is also available for units that are owned by investors.
Full service property management passes the test for success when a midnight flood gets an immediate and satisfactory response. As a company, we believe in hands-on management. Each of our cars is equipped with tools, space heaters and water pumps. We know how to respond to an emergency.
