Home Owners Association Management Services
PROPERTY SERVICES
- Conduct monthly property inspections to ensure CC &R and ACC are in compliance.
- Follow up visit to ensure violations have been cured within the proper time frame.
- Handle all customer service calls. We offer 24 hours emergency maintenance.
- Handle all property maintenance including janitorial services and preventive maintenance.
SUPPORT SERVICES
- Regular communication with Owners/Board members to discuss property issues.
- Ensure that work orders are completed and to the clients satisfaction.
- Disbursement of “Welcome” packets.
- Preparation and disbursement of written documents.
COMMUNICATION & COMMUNITY SERVICES
- Prepare Board reports (hard copy and electronically).
- On request- Board meeting preparation and provide minutes.
- Provide web access to documents, work orders, meeting minutes, newsletters, etc.
- Provide effective communication, emails, and phone calls within a timely manner.
- Work with committees to assist the Board of Directors.
FINANCIAL SERVICES
- Assist in preparation of the annual budget.
- Bill payments and monthly financial statements.
- Account for assessments and all other charges due by Owners.
- Maintain checking/saving accounts in the name of the Association.
- Notification of any delinquencies, proper action taken to collect delinquent assessments.
- Disbursement of assessments collected for recurring expenses as stated in the budget.
- Provide accurate monthly and year-end financial reports.
- Assist in annual audit of Association with a CPA.
- Assist with tax preparation.
Rental Property Services
- Market Analysis
- Tenant Screening with includes a criminal background check and credit check
- Prepare Leasing Documents
- Conduct Move-In/Move-Out Inspection
