Marketing Your Rental Property
- Your property will get an exclusive listing in the Northeast Florida Multiple Listing Service (MLS.
- A "For Rent" sign will be placed on the property with calls directed to our property managers.
- Prospective tenants will be personally escorted by licensed real estate agents for showings.
- A secure Realtor-style lockbox will be placed on or near the property's front door.
- Most importantly, all prospective tenants will be professionally screened for credit worthiness, past evictions, and criminal convictions. Employer verification is also conducted, where necessary, to check employment history and stated salary amount.
Managing the Property
- Our managers will make regular visits to the property to ensure the tenants are properly maintaining the property.
- Rent proceeds payments are sent via Electronic Funds Transfer (EFT) to the owner once the funds have cleared the bank. Payments are usually sent before the 15th of the month when rent is received on-time.
- Late fees collected from late paying tenants are split 50/50.
- Owners can access our online portal for financial statements. Broker will also send monthly statements via email.
- While a property is vacant, broker will keep utilities activated to maintain proper temperature/humidity.
- The broker maintains an owner repair fund to have timely repairs made up to the amount approved by the landlord.
- Broker maintains an escrow for security deposits and rental income.
- In the unlikely event that a tenant must be evicted, an attorney specializing in landlord/tenant law will be involved for this civil process.
We make every effort to care for your property investment. You should never need to worry about your rental houses if you are overseas or just out of town. Step One Realty has teamed with local General Contractor, Coastal Reconstruction, Inc., for access to their Rapid Response Program. Should any kind of disaster strike and damage your property, Coastal Reconstruction's team is dispatched to the property to stabilize it in order to prevent further damage. Once the property is secure, they will work closely with your insurance company to negotiate all repairs that need to be made to bring to property back to its original, repaired state.
