Company Description
As experienced real estate professionals, we realize your property is a valuable investment and we treat it as such. The first step in our management program is to determine the financial and investment goals of each property owner. This is followed by an on-site inspection and evaluation of the property to determine the program best suited to achieve the owner’s goals.
Our office uses the latest in property management software, generating comprehensive monthly financial reports and year-end statements. All financial transactions are accurately recorded and monitored.
Scott Anastasi Realty provides clients with active, hands-on professional management. We evaluate and treat issues as they arise through the eyes of a building owner.
We are committed to:
- Treat each property that we manage as if we owned the property for our own account. We respond quickly to every rental opportunity or maintenance problem. We have access to the best repair and maintenance personnel and vendors to insure quality work at the best possible price.
- Inspect and evaluate the condition of the property including all common areas and any vacancies a minimum of once per week. Onsite managers will perform these same duties on a daily basis.
- Screen each prospective tenant. We utilize TRW, Trans Union and Telecredit Credit Services, the Unlawful Detainer Registry and we require employment verification and recommendations from previous landlords.
- Maintain the physical condition of the property by utilizing quality vendors and carefully monitoring their work.
- Monitor market trends to maximize rental income and minimize vacancies.
- Provide accurate and timely financial reporting to our clients, utilizing state-of-the-art property management computer software.
We provide the following services for our clients:
Renting Vacancies
Our tenant retention program has proved to be successful and has allowed us to keep our occupancy rates high and our turnover low. If a tenant decides to move, we will try to pre-rent the unit before it is empty. We work with on-site managers to determine the appropriate preparation for the unit and ensure the apartment is ready as soon as possible to a potential renter.
After a potential tenant has completed an application to rent, credit and unlawful detainer checks are run. Employment and other information on the application are verified. Once approved, leases and other move-in forms are prepared and signed.
Rental Collection and Banking
All rents are due and collected pursuant to the rental agreements. Delinquent tenants promptly receive a reminder note or a phone call. Non-payment results in a Three Day Notice to Pay Rent or Quit.
Once rents are collected, they are deposited into a trust account, separate from the funds of other buildings. We maintain computerized records of all collections and receivables.
Funds generated by the property are mailed to you along with a computerized monthly report at the end of each month.

Maintenance Contracts
Our many contracts with service companies enhance our negotiating position and familiarity with such contracts. All resulting benefits and savings are passed on to you. Where necessary, we will negotiate contracts after securing competitive proposals from various companies. Examples of such contracts include elevator services, trash removal, pest control, janitorial service and landscape maintenance.
Construction Supervision
We have extensive experience in upgrading and rehabilitating apartment buildings. Most upgrades including modernizing kitchens and bathrooms, painting and landscaping properties are supervised at no extra fee. Major construction supervision services, such as coordinating the reconstitution of “bootleg” units back to legal units are performed based on a separately agreed upon fee.
Purchases
We take full advantage of our volume buying power and knowledge to purchase supplies, appliances and equipment at competitive prices. All savings and discounts are passed on to you.
Rent Control Laws and Regulations
We are constantly keeping abreast of developments in the various rent control areas to ensure that you receive the highest possible rent on each unit.
1099’s
We prepare all 1099’s for the independent contractors who work in the property. By law, these forms are required for all non-incorporated vendors who are paid $600 or more per year.
Cooperating with Attorneys and Accountants
We will work with your attorneys and accountants or will recommend those that work on a very competitive basis on issues concerning your property.
If requested, we are happy to provide your accountant with copies of your monthly reports.
