Prepare Your Property to be Rented
- Help you to evaluate your property and offer recommendations for rental preparation.
- Coordinate the completion of necessary maintenance and repairs with our network of highly experienced vendors.
- Complete an extensive market analysis to determine the optimal monthly rental amount.
- Prepare and execute a specific marketing program utilizing the Orange County Multiple Listing Service, newspapers, the Internet, property signs, and much more
Find You a Tenant
- Pursue all leads and schedule prompt showings
- Review and verify prospective tenant's rental, credit, employment history, and income.
- Discuss the results of the screening process with you and offer recommendations
- Prepare all rental agreements according to the California Association of Realtors approved forms. In addition, we prepare several other disclosure documents and addendum, designed by our attorneys, to protect you and your property.
- Coordinate signing of rental agreement by tenant and collection of first month's rent and security deposit prior to move-in.
Rent Collection and Owner Disbursements
- Collect your rental income from your tenant each month
- Prepare and serve necessary notices if rent is not paid, or rental agreement in violated.
- Coordinate the start of unlawful detainer action to evict your tenant if they refuse to pay rent or honor rental agreement
- Pay any reoccuring monthly expenses on your behalf, including gardending and pool services, mortgage, insurance, etc.
- Prepare itemized monthly statements showing all income and expenses for your property.
- Promptly dispurse your rental income check.
Continuing Maintenance
- Offer 24-hour repair services to your tenant
- Arrange for necessary upkeep including gardening and pool service
- Utilize our networks of vendors to complete repairs in a timely and cost effective manner
- Coordinate property reconditioning including painting, carpet, etc.
- Conduct quarterly drive-by inspections and annual interior inspections
- Organize annual smoke detector testing
Tenant Relations
- Work with your tenant after they have signed their lease, to accommodate move-in, transfer of utilities, and to ensure they enjoy their new home
- Work with the tenant to resolve maintenance issues promptly
About Us
Mark D. Drenner – Broker
Mark began his career in Real Estate Sales in 1979 and quickly became a Top Producer and award winning agent. After serving as the Sales Manager for a leading Newport Beach firm, he became the President of Real Estate Establishment, Inc. in 1985. Mark also spent many years overseeing the Acquisitions Department for a Commercial Real Estate Developer; buying and selling commercial properties and assisting with the development of major shopping centers. Mark has extensive knowledge of investment strategies, development opportunities and the governmental permitting issues involved at all levels of the development phases. Mark’s residential property management portfolio continues to grow, and currently includes approximately 400 single family homes, condos, and multi-unit properties.
Joei Kraatz – Realtor, Notary Public
Joei has an extensive background in Accounting, Marketing, Project Management, and Real Estate Sales and Leasing. She first teamed up with Mark Drenner in 1989. Currently, Joei handles Owner and Tenant Relations, Marketing, Property Leasing and Real Estate Sales on behalf of Real Estate Establishment, Inc., along with property management issues including monthly accounting reports and distribution, large maintenance repair projects, City requirements, and general office management issues.
Peter M. Kashinsky – Realtor
Pete is a magna cum laude graduate of the University of Scranton (PA). With a B.S. in International Relations with a Spanish minor, he is fluent in written and spoken Spanish. He joined the Real Estate Establishment, Inc. team in 2006. Pete is currently responsible for coordination of Property Rehabilitation and Leasing, Tenant Relations, New Owner Accounts and Real Estate Sales.
Mike Carroll – Realtor
The newest member of our team, Mike Carroll, has been with Real Estate Establishment, Inc. since 2008. With his many years of customer service experience, Mike is responsible for coordinating day to day Property Maintenance and Tenant Relations. He is our contact for both existing and new vendors. Mike also assists with Residential Leasing and Real Estate Sales.
