It is Meyer Real Estates company goal to rent your property for as much money as marketable, to qualified tenants who meet your specifications, and to keep those tenants in your property as long as we can to reduce the turnover costs. We advertise your rental listing in the local paper, the local Realtor Multiple Listing Service, our website, the Realtors website, and other websites that download such data that we may utilize, and through window signs and yard signs. All advertising has to be as permitted by agreement and by local law. Meyer Real Estate screens the tenants utilizing CSC credit reports, Missouri criminal background checks, current and past landlord’s and employer's verifications and recommendations. Our company will then prepare all documentation and forms and set up all local inspections as necessary.
We have both lease only and full management programs. With lease only, we do the above and let you manage the property. Full management means we take care of all collections, repairs, and re-renting the property for you and you receive a check and statement every month the rent is paid. IF YOUR TENANT PAYS ON TIME, YOU SHOULD RECIEVE A CHECK BEFORE THE 16TH OF THE MONTH.
Our fee schedule is simple. A one-time cost of 1/2 the first months rent for a set-up cost. From then on it is a simple percentage of rents paid. Under $600 a month rent we collect 15% or rents paid as commission. If your tenant pays $600 to $1,000 a month we collect a 12% of rents paid. If your tenant pays over $1,000 a month, we collect 10% of rents paid as commission. If the property is advertised so another real estate agent brings in the tenant, an additional $250 will be due to that agent. THERE ARE NO ADDITIONAL FEES. There are no up-charges for repairs and no additional charges for finding a new tenant. If your property sits vacant, we do not collect the rent percentage until it is rented as an incentive (to us) to get your place rented quickly. This commission system means we are interested in finding the best tenant to fill your unit and keep them there as long as we can. This is the best for you - and the best for us!
