• Maximize net operating income while addressing resident/tenant needs and  increasing long term value.  
• Hire, supervise, establish compensation, pay and, if necessary, discharge property employees.
• Utilize the expertise of Federal Management’s professional staff.
  Marketing and leasing.
• Collecting and depositing all rents and enforcing compliance with all lease terms.
  Maintaining all necessary financial records and providing all necessary financial reports on a monthly basis.
• Establishing a program of resident/tenant services.
• Preparing annual operating budgets and narrative plans.
• Providing routine repairs and replacements, including establishing a preventative maintenance plan.
• Developing an on going capital improvement program as a cooperative effort between property managers obtaining bids and our VP for Facilities reviewing the scope and value engineering the work in order to advise the owner regarding capital needs on an annual basis; implementing capital programs as agreed; providing Project
• Management services if required for major improvement programs.
  Arranging for and maintaining such casualty, liability and other insurance as is appropriate for the asset and/or required, and investigating all accidents, claims, and potential claims.
• Working with your selected contractors developing, pricing, and value engineering the scope of work for each project. 
• Serving as “Owners Representative” to monitor the contractor’s work, minimize cost overruns, and to help deliver timely and high quality completion of all work.
