We have a flexible property management philosophy which adapts to your personal needs.

Condominium and Townhome Associations

We provide the following services:

  • We work closely with our Board of Directors.
  • We collect maintenance fees from owners.
  • We work with the association insurance AOR.
  • We manage insurance claims.
  • We coordinate daily maintenance and special projects.
  • We oversee maintenance to landscaping, pools, fountains, elevators, fire pumps, boilers, fire systems, various types of roofs, etc.
  • We attend meetings, prepare minutes, agendas, notices, etc.
  • We will interview, hire, supervise employees and contractors and maintain necessary goverment documentation.
  • We will manage all accounts receivable and payable.
  • We are on-call 24 hours a day, 7 days a week, 365 days per year, by pager and cell phone as needed.
  • We enforce the declaration, by-laws and rules and regulations of the association.
  • We handle special assessments, if necessary.
  • We deal with owners in a one-on-one basis.
  • We prepare budgets and reserve statements.
  • We maintain owners' and tenants' lists.  
  • We strive for safety and security of our properties at all times.
  • We will arrange for utility connections, at Association's cost.
  • We handle permits, including those for beach replenishment.
  • We provide the necessary 1099's and W-2s for the property.
  • We perform periodic inspections of the property.

Commercial Property Management

For our commercial property owners, whether they own one unit or a building:

  • We will advertise in Galveston and Houston MLS, and LoopNet.
  • We will advertise in the Galveston County Daily News and other local publications.
  • We will advertise with a commercial Etheredge Property Management sign.
  • We will screen tenants and run credit reports.
  • We will prepare commercial leases.
  • We will oversee maintenance, emergency repairs, make-readys, and finish-outs.
  • We will be available 24-7-365 via emergency pager and cell phone.
  • We will arrange for regular cleaning, landscaping, etc. services.
  • We will arrange for maintenance of elevators, boilers, fire pumps, fire systems, sprinkler systems, HVAC systems, fountains, parking lots, etc.
  • We will collect rent and disburse on the 15th of the month.
  • We will collect security deposits.
  • We will provide a monthly accounting, including receipts and invoices.
  • We will pay association fees, taxes, insurances, etc.
  • We will send eviction notices and go to court, if necessary.
  • We will refer owner to a qualified commercial real estate attorney, if necessary.
  • We will perform regular inspections.
  • We will prepare necessary 1099s and W-2s and other government documents.
  • We will hire, interview, and oversee employees, as necessary.
  • We will work with owner's insurance AOR and oversee insurance claims.
  • We will work with owner on rehab or renovation of property.
  • We will arrange for utility connections at owner's cost.

Residential Property Management

For our single-family homeowners, whether they are single owners or multiple owners:

  • We screen tenants by running background credit and criminal histories, as well as checking past employment and housing.
  • We will inspect the property to determine marketability and rental amount.
  • We inspect the property for safety issues.
  • We follow required housing codes for that community.
  • We handle repairs and maintenance for the owner.
  • We disburse funds by the 15th of the month.
  • We can direct deposit for owners.
  • We can pay insurance, taxes, maintenance fees for owners.
  • We provide a 24-hour rent list available to prospective tenants.
  • We can advertise property in both Galveston and Houston MLS.
  • We can prepare fliers.
  • We use yard signs.
  • We prepare lease agreements.
  • We provide accurate accounting of the property.
  • We receive rent and collect late payments, if necessary.
  • We send late notices and eviction notices, if necessary.
  • We file evictions and go to court, with the owner being responsible for only paying court costs (there is no additional cost to have Etheredge Property Management go to court).
  • We will file and coordinate with law enforcement, if necessary, to do a write of possession.
  • We will refer an owner to a qualified local real estate attorney, if necessary.
  • We will inspect the property and handle tenant move-out and security deposit refund.
  • We will have unit cleaned and prepared for rent.
  • We will have locks rekeyed.
  • We provide annual 1099s.
  • We will provide owner will all receipts and invoices concerning the property.
  • We will provide a monthly statement to owner of expenses and income.
  • We will deal with owner in a one-on-one basis.
  • We will arrange for utility connections, at owner's cost.

Etheredge Property Management is a family-owned company, with both Bill and Carol Etheredge working in the firm.  Bill has his C.M.C.A. and A.M.S. designations, as well as being a licensed Real Estate Broker.  Lori Miranda, who has her C.M.C.A. and A.M.S. designations, has been with Etheredge Property Management for 18 years.  She works primarily with condominiums and townhome associations. She is also a licensed Realtor. Nicole Leon is the property manager who primarily works with single-family and commercial properties, and has been with Etheredge Property Management for 9 years.

Etheredge Property Management handles condominiums and townhomes on the Galveston County Mainaland and Galveston Island, with properties having 6 units to 135 units.  Rental properties are in Texas City, La Marque, Hitchcock, Santa Fe, Kemah, Dickinson, Bacliff, Bayou Vista, Tiki Island, and League City.
