Ellure Services
MULTI-FAMILY UNITS
- Collect monthly rents and follow up on delinquent tenants
- Provide detailed monthly accounting statements
- Pay all operating expenses within owner established spending limits
- Provide an annual market analysis and recommend rent rates
- Continuously market and promote the property
- Perform written move-in and move-out inspections
- Prepare annual budget
- Market and show vacancies, negotiate leases and prepare lease documents
- Conduct credit and background checks on prospective tenants
- Coordinate lease renewals
- Create open lines of communication with the tenants
- Arrange for the property and liability insurance coverage and report claims
- Attend to emergency issues 24/7 and develop an Emergency Preparedness and Response Plan
- Report on and review with client any necessary capital projects
- Set specifications, negotiate contracts and monitor owner approved renovations
- Coordinate and oversee service contracts and trades work
- Arrange for weekly inspections
- Establish preventative maintenance for building components
- Coordinate real estate tax reduction efforts
- Develop meaningful tenant relationships through service and communication
- Ensure compliance of local, state, and federal laws and ordinances
HOMEOWNER AND CONDO ASSOCIATIONS
- Attend board meetings
- Create and annual proposed budget
- Enforce rules and regulations
- Communicate with homeowners on behalf of the Board
- Arrange for payment of all operating expenses within predetermined limits
- Collect homeowner assessments and other charges
- Provide timely response to homeowner questions and work order requests
- Oversee board approved renovations and upgrades to the property
- Coordinate and supervise service contracts and trades work at the property
- Attend to emergency issues 24/7 and develop an Emergency Preparedness and Response Plan
- Provide detailed monthly accounting statements
- Report on and review with Board any necessary capital repairs
- Etc.
OFFICE BUILDING & INDUSTRIAL PROPERTIES
- Develop meaningful tenant relationships through service and communication
- Negotiate Lease Renewals and Extensions
- Collect rent and other lawful charges and pursue delinquencies
- Arrange for payment of all operating expenses within predetermined limits
- Place property and liability insurance and coordinate loss claims
- Subcontract with professional leasing agents to fill vacancies
- Oversee capital replacements and tenant improvements (additional fees apply)
- Coordinate and supervise service contracts for maintenance and repair
- Attend to emergency issues 24/7 and develop an Emergency Preparedness and Response Plan
- Provide detailed monthly accounting statements
- Report on and review with owner any necessary capital repairs and improvements
- Ensure compliance of local, state, and federal laws and ordinances
- Prepare annual budgets
- Invoice tenants for their pro rata share of the common area expenses
- Prepare detailed Lease Abstracts
