Maintenance management—We take the pain out of property management. EHM Real Estate has a select list of preferred maintenance vendors that offer us the best quality repairs for your money. We set up a reserve account for your property to fund small repairs, such as minor plumbing or furnace problems.
When maintenance projects exceed your reserve balance, we contact you with estimates before proceeding with major repairs. When repairs are necessary, we automatically handle the time-consuming process of coordinating service provider and tenant schedules for you.
Property watch—An EHM Real Estate agent is always out and about showing properties. We use every opportunity to drive by your property for exterior inspections. And, we hold regular annual safety inspections of every property we manage. Should anyone report a tenant or property issue, we look into the problem without delay.
Tailored account management—We make rental income management easy for you. We manage your electronic cash flow statements using secure, encrypted finance management software. EHM Real Estate keeps you informed with regular financial reports, whether general or detailed, and includes information such as rent rolls, accounts payable, and owner’s statements.
We post a complete record of payments for repairs, utilities, and mortgages out of the funds we have collected on your behalf. Copies of all bills are included in your month-end statement. We monitor current market rents to ensure you are getting the best return on your investment.
