Cozy Home Rental Mgmt is a local full service, property management company operating in Topeka, KS. The management team started out owning their own investment properties and they still maintain a portfolio of 40+ properties. The management team understands what it means to own investment property and the need to create and maintain the necessary cashflow. We offer many different management packages that will appeal to the owner of one rental property to the owners of apartment complexes. All packages can be customized to your needs. Some of the many services we provide are as follows:
*Tenant Marketing: Cozy Home Rental provide extensive marketing to include website, signs, local media advertising, direct mailings, etc. If the advertising is not site specific, there is NO additional cost to you.
*Tenant Screening: Cozy Home Rental conducts in-house tenant screening, therefore controlling the content and quality of the background screening information. We typically screen for criminal history, employment history, residential history & eviction history, covering a 2-3 year period. Because we conduct the screening in-house, we are able to follow "leads" that many commercial screening companies may not complete.
*Maintenance: Cozy Home Rental maintains a on-staff maintenance crew, thereby again, controlling the quality and cost of repairs and made ready. We have experience with all normal household and apartment complex repairs. There is NO mark-up on the cost of materials or parts. Our maintenance crew also includes lawn care and snow removal.
*Inspections: Cozy Home Rental conducts frequent drive-by inspections of the exterior of your properties. All staff are directed to conduct the visual inspections any time they are in the area of your property. We schedule interior inspections at least twice annually. Additionally, if any repairs are completed at your property, we conduct inspections at that time.
*Accouting: Cozy Home Rental Mgmt provides the property owner with a comprehensive, yet easy to understand, monthly statement. The statements clearly show all monies received, any repair expenses and management fees. Copies of all receipts for materials and/or parts are provided either by mail or e-mail.
*Eviction Services: Cozy Home Rental prepares all required notification documentations prior to forwarding to attorney for eviction (Shawnee County Kansas requires that an attorney files the eviction for any managed property.) If tenant is evicted, we ensure that they are removed from the property. However, we always try to work out a payment plan with tenants before eviciton. A vacant unit = lost rent/revenue.
Management fees: Our management fees are very competitive. WE are able to meet or reduce your current management expenses. If your property is currently managed, simply provide us with the most recent 2 months of statements and we will meet, or in most case, reduce your cost. We also provide discounts for executive housing and multiple properties. Call today for details. Our maintenance fees are between $25-35/hr plus cost of materials. We complete needed repairs, emergency repairs and make ready repairs.
