How Our Services Work
What is the first step?
Simply fax over your application an we’ll set up an initial inspection of your property at your earliest convenience.
What do you do at the initial inspection?
We’ll take digital photos of your home, receive the keys, remotes, etc. Install a rental sign and lock box. Its that easy!
When will you start advertising my property?
Once the contract has been signed and the inspection completed.
How long will it take to rent my property?
Price is a MAJOR factor. The more competitive that we are, the better chance we will have of leasing quickly. On average, its takes about 30 or less to lease a home, as long as the price is right.
How do you determine the leasing price?
We will obtain a complimentary market analysis based on its size, age and location.
What if your property doesn’t lease?
We will keep advertising for as long as it takes to obtain a tenant! Again, price is important!
What do you look for in a tenant?
We look for stability in income and employment along with longevity at their previous address. We don’t look for perfect credit but we closely scrutinize for open collections or multiple lates in the last 12 months. NO EVICTIONS!
What do you do for the monthly management fee?
We handle all day to day operations, monthly owner/tenant billing, rental payments, collections/evictions, repairs and maintenance, home warrant coordination, HOA/City violations, owner/tenant customer service, lease renewals, move-in/move-out coordination and much, much more!
Do you charge when my property is vacant?
No! We only charge on rents collected. If you aren’t making money…then neither are we.
What will my first check look like?
It’s normally the smallest check you will receive. From your first check we can hold a $300 reserve for repairs/maintenance, etc, deduct 40% of the first month’s rent for commission on leasing your home, and any pro-rations of the rent since they may not move in exactly on the 1st of the month. Normally, you receive a full check minus our management fees on the 2nd month of leasing.
Why do you require a $300 reserve?
By law, a trust account is never allowed to go in the negative so the $300 is there as a pad. This is in case there are outstanding invoices or repairs on your account and no rental income. This reserve money is returned to you when we close your account, provided there are no outstanding balances.
How much of a deposit will you collect from the tenant?
The deposit is equal to the rental amount and a pet deposit of $200 is also required in the event that you allow pets in your home. This deposit is held in our trust account until the tenant moves out. Some owners like to hold their own deposits and we can work that out as well. Once the tenant moves out and an inspection has been completed and it has been determined that there are no damages to the property, the deposit will be fully refunded to the tenant by us or yourself. Should repairs be needed due to the tenant’s fault it will be deducted from the deposit accordingly.
What do you do when a tenant is late in paying rent?
We will issue a 3 day notice to Pay or Quit on the 6th day of every month and issue a 6% late fee (which our office will retain for collection efforts), this is the first legal action of an eviction. This notice is sent by mail as well as posted at the property. There is no extra charge for this as we include in our monthly management fee. We then begin an aggressive campaign in collecting payments. If needed, we will set up payment arrangements that will cure the delinquency in a quick and timely manner.
What if you have to evict the tenant?
If by the end of the same month the tenant is still delinquent, if no terms have been made or they have defaulted in a payment arrangement, we will forward the tenants file to our attorney’s office for eviction. This usually takes between 4-6 weeks and we will coordinate the entire transaction, make court appearances and attend the sheriff lock out. The total cost is usually averages between $700 - $1000 and is deducted from the tenant’s security deposit.
Can I contact the tenants or go by periodically?
No. When you lease a property, you guarantee the tenants “quiet and undisturbed use” of the property. They are the current legal owners while in possession and you are not able to enter the property without their consent. Also, when you’re using property management, the whole concept is to keep you at arm’s length and avoid getting involved personally. Contacting your tenant and involving yourself defeats the purpose of our services and also confuses the tenant as to who their point of contact is.
What do I need to do to get my property “Rent Ready”?
The property should be freshly painted in the interior (neutral or white colors are the best). There needs to be window coverings on all the windows, a minimum of one smoke alarm in the hallway near the bedrooms, carbon monoxide detector ,earthquake straps on the water heater, and of course everything needs to be in proper working order. Just remember, your tenants will look at your property and the nicer it is, the better they will take care of it. A COASTAL SKY REALTY tech will give you a list of all necessary repairs at time of inspection.
Does your company assist with repairs too?
Yes! We arrange for and supervise all authorized maintenance and repairs. We hire only the most qualified personnel who are insured and licensed (if necessary)
Can you call me before any repairs?
We take service calls from tenants and qualify all repairs prior to sending out the vendors/techs to the property. For qualified small repairs under $300 we take care of right away without calling you. Emergency repairs also need to be attended to quickly and require no prior authorization. All cosmetic repairs requested by the tenant will be approved by you first before any work is started.
What if I have a home warranty?
We will utilize home warranties whenever possible. Keep in mind, home warranties only cover normal wear and tear, not pre-existing conditions. Please forward a copy of your home warranty at time of sign up.
Should I allow people with pets in my property?
Almost everybody has pets and to restrict them will greatly lesson your chances renting your properly in a timely manner. We allow up to 2 pets with an additional $200 deposit per animal. Dangerous breeds are not allowed for insurance purposes.
Is your contract or policy’s negotiable?
Absolutely! Our ultimate goal is customer satisfaction, personal relationships and we are willing to hear any ideas or concerns that you may have.
