C.L.P.M., Inc. offers its clients a choice of 3 rental property management programs. Each can be customized to fit your individual needs.
Additional services we provide include:
- Coordinating advertising through the posting of signs, newspaper listings,and other sources to minimize vacant (or "down") time. We place ads for you at discount prices. We also put your property listing through our network of other local property managers and association professionals to get the best response possible in the shortest amount of time. This is included with your Lease Fee ( Move in Fee).
- Showing your property before and after business hours for the convenience of the future resident to-be.
- Taking detailed rental applications, performing credit checks, tenant screening previous reference checks and income verification to help ensure the quality of residents placed in your property.
- Performing exterior inspections and interior inspections of all units to ensure property upkeep and housekeeping of the residents.
- Performing accounting functions including mortgage, tax and insurance payments; rent collection, payment of utility and other expenses, and the disbursement of funds to you by mail or direct deposit into the account of your choice.
- Performing all needed maintenance and cleaning with in-house or contracted services, usually at discounted rates. We DO NOT charge extra for this. This savings is passed directly from the service contractor (ex: plumber, painter) directly to you to save you money on repairs.
- Sales and House Watching for temporary short term management (AKA House-sitting). We can list your property for sale and hold open houses for you. Ask about our current customer sales commission discount!
