Beyond Property Management (B.P.M.) is San Diego's premier full service property management company, specializing in the management of single family homes, condos, and small residential units. Our San Diego location services the Central and Coastal San Diego areas, while our Encinitas office services the North County San Diego region.

We are passionate about finding new and innovative ways to manage our properties. Through education, we continually track the ever changing rental market as well as keep up to speed with the new rental laws and ordinances. We offer two packages for our clients:

Package #1 - Tenant Placement Only (No Management)

Don't waste another minute placing ads, taking calls, and showing your vacant property! Let Beyond Property Management handle these tasks and much more. Our Tenant Placement package includes:

• Initial consultation at property
• Micro stage the property (if necessary)
• Create a video tour and take photos
• Place sign on property
• List property on many of the top rental websites
• Answer phone calls
• Show the property to prospective tenants, including holding open houses
• Screen prospective tenants (Credit, Criminal, Eviction)
• Handle the lease negotiations
• Provide lease documents and disclosures (if requested)
• Sign lease at our office with a professional property manager present (if requested)

COST - Half of the first full month's rent (minimum $500). There are no additional fees. The best part is NO MONEY IS DUE UNTIL YOU COLLECT MONEY FROM YOUR NEW TENANT!

Package #2 - Full Service Management and Tenant Placement 

Stop worrying about tenant issues, maintenance issues, and book keeping. Let the professionals at Beyond Property Management Inc. manage your investment. Our full service management package includes:

• Everything listed in the Tenant Placement Package
• Commitment-Free Management Program
• Tailored management package designed to fit your needs
• Monthly direct deposit of your rents
• Video record of property condition
• Day-to-day attention of your property
• Comprehensive monthly financial statements
• Utilize California Association of Realtor contracts to conform with local and state laws
• Funds are placed in your own, personal real estate trust account
• 24-hour emergency service
• Vendor selection and oversight
• Area maintenance and inspections
• No management fee is due until rent is received
• "Hands-on" relationship management with both you and the tenants

COST - To place a tenant, the cost is $300. After that, our service charge is only 8% of monthly rent (minimum $125). There are no garbage fees! Own multiple units or apartment buildings?
