Very competitive management fees; averaging 6%-10% of the monthly rent depending on # of units and condition.  The initial fee to place a tenant is half the 1st month’s rent or $500, whichever is greater.  We only charge the placement fee once a year and only if we need to find you a new tenant.
  7. We truly tailor our management to each individual owners needs.
  8. Full time maintenance staff with competitive prices.  Our in house fees are $30/hr for general maintenance and $40/hr for plumbing and electrical.  If outside contractor is needed it will be at their costs.
  9. Online accounting system so you have up to the minute activity on your properties.
  10. Checks are issued each month, usually by the 12th of the month and statements are mailed quarterly.  We also provide direct deposit of your check each month, if you prefer, or we can mail the check to you.
  11. We work very closely with City Codes in order to make sure all properties are licensed and fully inspected in order to get you the most rent.
  12. Very knowledgeable with the leasing and inspection processes of the York City Housing Authority Section 8 program.
  13. We provide free advertising on our website and Craigslist. We can now put rentals on the Multi-Listing Service (MLS) used by all Realtors in York and Adams Counties and directed to many rental websites now available.  Your units will receive the most web coverage than any other company in York offers.
  14. We do extensive screening of applied applicants.  We do credit and criminal background checks, verify past rental history, and require proof of income from all applicants. 
  15. We stress open lines of communication so that there is not confusion on what you expect from our company and our services.
