Company Description
All Phases Management mission is to provide for a comprehensive maintenance administration program and computerized accounting for detailed cash flow analysis and reporting. All Phases Real Estate Services and it associates are committed to meeting our clients requirements through measurable quality improvements, cost reduction, and on-time delivery of services while achieving profitable growth.
We are a property management company, who specializes in singles family homes, two and four family flats and multi unit buildings.
Management Fee
- General accounting of rental income, misc income, and expense disbursements.
- Report preparation for each owner, by property.
- Handle tenant problems and concerns 24 hours per day.
- Execute seven (7) day non-payment notice or thirty (30) day termination of tenancy notice (landlord-tenant legal action notices) when necessary.
- Prepare documents for tenants, owners, or other agencies as needed for the operation of the property.
- Turn on utilities (gas, electric, & water) to the property when applicable.
Marketing Fee
- Advertise through local newspaper(s) or newsletter(s) and media. Take applicants for prospective tenants.
- Procure credit reports on prospective tenants, when necessary
- Investigate applications, check landlord references, analyze credit report, and rate prospective tenant.
- Select and place tenant, prepare lease agreement and move-in inspection.
Eviction Services
- The seven (7) day non-payment of rent or thirty (30) day termination notice is notarized and duplicated for filing.
- The complaint and summons are prepared, packaged, and signed, with envelope and postage.
- Case is filed and a court date is procured.
- Property Manager appears on the court date with the firm's attorney as a material witness and negotiator.
- Procure landlord-tenant judgment against the defendant.
- Keep court docket on case motions and filing deadlines.
- File writ of execution, when necessary, and meet Bailiff for execution of same.
Maintenance Administration
- Document maintenance calls from tenants
- Analyse maintenance repair problem.
- Assign proper maintenance specialist to the property.
- Procure written estimate of cost of labor and materials for contractors.
- Negotiate repair costs.
- Contact owner for repair approval, when applicable.
- Coordinate repair time with tenant.
- Purchase needed materials for repair, when applicable.
- Inspect the property to insure workmanship and material quality.
